REALLY bad

Someone else mentioned this, but it's worth repeating. The "move-in specials" are too good to be true. You'll start at -$300 versus similar rentals in the same area. Within a year, that will get bumped up to $300. And it will only go up from there. Management is very Machiavellian with the game, too. Moving is so stressful and expensive that they calculate most people will resign leases despite ridiculous increases. (I'm at $1955 - new renters get $1650 - specials are even lower) They do not entertain rent reductions EVER.
Management is rotten. A really ---------------will smile her heart out while treating you like complete trash. Another guy, ---, ignores everything as he sits in his office. Just kidding. He doesn't have an office. He pretends he has walls and can't hear you. The top dog manager is a ghost. He doesn't return calls. He doesn't show his face. He hides out somewhere near the back and picks his nose.
Mgmt auctioned off the garaged guest parking spots. That's complete crap. Parking was bad. Not it's terrible. The outdoor parking spots are far too narrow - compact car only! Expect door dings.
They don't keep records of garage door opener key fobs. The deactivated mine twice. It took them 2 months to fix that. I couldn't get into the garage in all that ---e. Complete incompetence.
Pipes are strung across the parking garage. The plumbing leak suds and most likely raw sewage. I am definitely not joking on this. It is a very old problem and they keep sending woefully unqualified local staff to look at it instead of a bonded plumber.
Mgmt recently remodeled the rental office. That knocked the gym out of commission for months. They took away the dropbox. So now, the only way to pay rent is in person.
They shut down one entrance to redo the orange paver stones. They thought it would look better. The entrance closure became a month long nuisance and a hazard. When they finally finished, the new stones got marked up with tire rubber just like the old ones. It was a complete waste of money which would be better served fixing the plumbing.
The pool is NOT heated. I must have pointed this out to them 20 ---es but they still advertise it.
"Living inside a tent" is a common description of wall noise. Upper level is the ONLY option. Plumbing is shared a little to in---ately between units. Common scenario: your opposite neighbor clogs her drain and turns on the disposal in hopes that it will clear, but instead, you get her chopped up dinner remains coming out of your sink and sudenly your drain is clogged as well. I see suds in my sink when my neighbor uses her dishwasher.
This is definitely a thinly verniered "luxury" apartment. If you want to lease for just a single term, it might work. Otherwise, run. Great location. There are plenty of other rentals though. The entire area is condo/townhome/apartment heaven - very little else.
