O.k., I'm going to set the record straight on Mariner's Cove. I worked there for two years, 2004-2006, I just recently left the company in 01/08 to become a Regional Manager for another company.
Mariner's Cove really is a decent place to live, sure it has some problems like any apartment complex anywhere in this world and yes there is some section 8 but it's heavily controlled, meaning there are certain buildings dedicated to the section 8 program and they only have 100 out of the 500 apts that are solely for the program, so the people who leave the comments about having section 8 neighbors is a lie. Unless you live in a dedicated section 8 apartment, you're not going to have a section 8 neighbor. They're also required to qualify like everyone else (i.e. Credit Check) and are also required to pass a Criminal Background check. Anyone else renting in California is not required to pass a Criminal Check, only Section 8 applicants. This is a 30 yr contract that Mariner's Cove made with the city when it was original build in 1982 in order to build on the land. When the contract is over, they plan to not renew it.
They also have a program called "Bond" which is a requirement through the city of San Diego for allowing the original developers to build on the land Mariner's Cove is located on, just like the section 8 program. This program is controlled through a moderate low income bracket, low income meaning, making less then $24,000/year for 1 person, $48,000 for 2 people, ect. but still have to make at least 3 times the going rent amount. This program also has set a side 100 out of the 500 units for the program. Any apt. community located in Point Loma/Ocean Beach has this same requirement. It's to allow single people who make an O.k. wage, to be able to still afford the very expensive rates throughout P.L. and O.B..
The gates were not installed as a deterrent for crime, rather then to try to ease the parking problem with everyone parking in the community and walking to the beach, or the condo's located around Mariner's Cove. The apt's were old and dated however they have just recently started to remodel the kitchens and bathroom with brand new cabinets, countertops, appliances, ect, ect, and it looks great. Being under the path of the airport, I mean come on, what can the community do about that, pay for the construction of a new one. If you want to live in Point Loma, or Ocean Beach you have to deal with it, no matter where you live, so that's a ridiculous complaint.
The office staff, speaks for itself. Everyone currently working there has been working there for at least 10 years, the community manager has been there for 18 yrs and she's a wonderful and very flexible manager. If you need out of your lease, she's very reasonable and will try to accommodate you in any way possible. I'd say if there was a problem with the office staff, AIMCO, whom is the Property Management Company who owns and manages Mariner's Cove would have no problem firing someone for being rude and not helpful.
To anyone complaining about living around young people, I'm sorry, Point Loma/Ocean Beach has generally a younger population and we all know the younger crowd are the type that like to party, but the management does respond accordingly to complaints. If someone complains during the day that their neighbors kids are playing to loud, that's not a reasonable complaint and are most likely not going to respond to it like they would a raging party, or someone smoking weed. So if you absolute peace and quite, buy a house away from the city so this way you have nothing to complain about.

I think what you need to do it get off your high horse and listen to these complaints! These are from people who have LIVED at Mariner's Cove and have experienced it first hand. Instead of pointing fingers and telling your customers that they are wrong maybe you all should listen and make some changes. By the way, you have just concreted the evidence that many previous tennents have complained about the management not listening and being rude. We shouldn't HAVE to buy a house away from the city to get some peace. I've lived in apartment in cities my whole life and never had the type of problems I endured while living at Mariner's Cove. So with all this said and done I have four words for you~ "LISTEN-TO-YOUR-CUSTOMERS"
