All in all Pacific Gardens is an 'OK' apartment. It's nothing special. And you can find much nicer. I'm glad to say that I am no longer a tenant of Pacific Gardens.

First off, our neighbor was horrible. I'm not blaming this on the apartment complex but don't live near or around #58. The neighbor complains about everything. Neither my husband or I smoked, but we had friends that did. Smoking was never allowed in our apartment, only on the balcony. The minute a guest would go outside and light up a cigarette, he would be over knocking on our door, asking us to put it out. He didn't have his door open anbd I have no idea how he could smell it because I couldnt and I was in my apartment. The neighbor was always loud and slammed his doors. And at 11pm he would vaccum. But you will find crappy neighbors at other places too.

Your given 1 parking space per apartment. All other parking must be on the street and even street parking is limited to 10 cars. You will have a hard time finding a parking space anytime after 6 or 7pm.

Carpets in the apartments must have not been shrink proof. They didn't touch the walls in some areas, and were curling up on the edges. There was about a 1/2" gap between the wall and the carpet.

Visible cleaning upon move in was decent, but non visible cleaning was horirble. I moved the stove out and found years worth of dust, dirt and a few pieces of food (i.e. nuts, almonds, etc.)

Kitchen laminate is scratched excessively from the fridge being moved I assume. The laminate of the floor (which was redone several years ago, was only redone in visible areas. They couldn't cover a foot and a half under the stove where old laminate remained that looked like it was from the 1950's.

Theres a stackable w/d in the partment. It's nice to have, especially if you get out of work late and need to do a load of laundry. But the w/d is very small. 3 loads of laundry in a regular dryer would have to be split up and it would be about 6 loads. It takes 30 minutes to wash and about and hour and a half to dry. It usually takes me all day to finish all my laundry and I'm was using an excessive amount of electricty from running the dryer all day. My electric bill ran me $60/month. Also the dryer is very noisey and it produces a lot of heat since it's inside the small apartment. The washer is always off balance. There is a laundry room with full size w/d for residents to use for clothes or blankets, etc. But there's only 1 washer and 2 dryers for all the residents which isn't enough.

Pacific Gardens is in a horrible location. It's located in UTC where a lot ot OCSD students reside so you have about 3-4 people living in some apartments. You located on a busy road where there are several fire trucks and ambulances going by daily. Also, lots of car accidents right there on Genesee Ave before Decoro where the light turns red. Don't get an apartment facing the street!!!

Garages cost $100/month and most places give them away for free or just charge a deposit. There aren't many gaarges thought so not everyone is guaranteed to get one, even if they do pay.

Specials!!! There are always specials at this complex. Move-in specials and $ of rent specials. We got both. If you have the chance to take a special decline it, just for your own good, especially if your in the military. Since you can relocate at any time your entitled to pay that back upon move out. We had a PCS and had to pay $900 just to move out in what we "saved"

Thee are no pets aloud.

Water is included in rent. It is split up between all the apartments depending on how many bedrooms you have. 1 bedroom is $28, and I think a 2 bedroom costs $35. o your not paying for your own usage.

What I'm trying to say is no pets, crappy cleaning, over-priced, run down, crappy w/d, limited parking...It's not worth $1285/month. You could pay $100 and get something much better especially in the UTC area.

The only thing I liked about Pacific Gardens was that the maintenance crew were always on top of things and got the job done fast.
