I moved into the Promenade in June 2005 with my husband and our baby. It is a loveley complex. We rent one of their residence 7 units (they offer residence 1-7 with 1 being the smallest/cheapest and 7 being the biggest/most expensive)and we really do like almost everything about the unit.

The cons:
While the construction of the unit looks great at first glance, upon closer inspection we realized that some of the fixtures were crooked (sinks, mostly) and there are places where nails stick up through the carpet (where the carpet ends and the linoleum begins they have a metal strip that separates them, this is where the nails are).

One problem (which isn't a problem for everyone) is the noise. Since the complex is very near SDSU and a it's a trolley stop there are a lot of college kids who can get pretty loud and not just at night. I can understand this since I'm only 23 myself, but once I had a baby, my perspective changed. I realize that they don't even think about the possiblity that they're going to wake a baby from it's nap so I can't say I blame them, except when it's late and there are drunk people right outside my apartment standing 2 feet from each other screaming as though they were a block away. Also, people tend to play their car stereos so loud the walls thump (and not just at night, all hours)

Finally, the Promenade seems to have sacrificed the apliances either to make the apartments more affordable (Ha!) or to save money for other things like the grounds, maybe. Regardless, the oven has to be the cheapest thing on the market. There is no window, no light inside, and rather small. The dish washer is a similar story.. it's just not very good at washing the dishes. The fridge is also pretty small, but works for us. We also have our own washer and dryer which has turned out to be a nightmare since all the units come equipped with their own and they wont remove them from the apartment if you have your own.

Which brings me to the pros:

Luckily there is a massive amount of storage space! The closet on the smaller balcony (in the bigger apartments there are two) is huge and we managed to fit the washer and dryer that came in the unit into it and there was still enough room for a lot of other boxes, etc. There are walk in closets in both bedrooms (the master closet is gigantic, at least in my building. I have a friend in another building who's closet is a lot smaller than mine although she rents the same type of apartment, but she's in the newer building so maybe they changed the layout some') and two hall closets, plus a shelf in the washer/dryer closet!

I love the way the kitchen is layed out! There's so much cabinet space and every inch of space is utilized.
The staff has always been very nice to me, so I'm not sure if the other reviews which stated bad experiences were isolated incidents or if I've just been lucky, but regardless, my experience has been good.

I also love that we're so close to so much. I take my daughter for walks all the time and it's really not far to walk to the Mission Valley Mall or even across the street to the Sears or Ross.

All in all, I really do like this apartment complex. I think the rent is a little high for the quality of living here. There are always car alarms going off because of people getting towed, the parking spots are really tight and hard to get into, people are noisy all the time, but I really do like the apartment itself. The grounds are beautiful and so is my apartment. I just wish it were a little quieter and cheaper.

By far this has been the most informative review I have seen today. THANK YOU for taking the time to write it. I enjoy living here and have found many of the reviews are vague and not very helpful. Yours is detailed enough to paint a clear picture in my head of some real problems with living here. It is what we make it and I am proud to be a resident of such a beautiful complex.
