I have lived at the Promenade for three years. I am moving out only because I'm relocating to the Bay Area. I moved into a new apartment, which was nice. The management let me paint the walls prior to moving in, however, they must be painted white again when you move out.

Here are some pros and cons:

Pros: Professional management staff. The staff was responsive to my complaints / maintenance issues, etc. I never had a problem with parking in resident parking. Both gym's are nice. I liked having access to the shops, the trolley, etc.

Con's: NO SUNLIGHT (apartment was facing the courtyard). Had to turn my lights on every time entering my apartment. As beautiful as the interior garden area is, the acoustics of the building carried the sound of tennants talking on cell phones, conversations on patios, cigarette smoke, etc.

I have to say my biggest complaints while living here were the college students and younger tennants in general. The majority of them have NO respect for the property. They toss their garbage in the elevator, in the walkways, etc. They have no consideration for other tennants. This is not a dorm!!!! It's not Promenade Managements responsibility to babysit these "children".

On a scale from 1-10, I would give the Promenade a 7.
