What is up with the bitter reviews on this place' I would suggest that they are made up of grudging ex-tenants who left pissed off for whatever reason.
I'm starting on my 3rd month here, and my complaints are very minimal. This place is a thing of beauty no doubt.

The whole area is very nice and kept up. Two business centers, two gyms, and two club rooms. The two gyms have plenty of cardio machines free weights and machines. Its not a 24HR Fitness, but you can get in your major workouts. The club rooms are my biggest complaint. They are open until 5pm Mon-Fri, and 6pm on the weekends. You have to pay $100 do use it afterwards until midnight. So that bites. But they are extremely nice with pool tables, kitchens, and a theatre room.
The place has a Wahoos (mexican food, which is REALLY GOOD), a coffee shop, and small convenience store. There is also a Winebar here that seems to get really good business. They have a saxophone player play occassionaly. Two areas with a pool/jacuzzi/bbq grills. Very nice. Especially to hang out on a hot day.

The units are nice. Air conditioning, washer/dryer/ balcony. Pleasant views even if you are on courtyard side. Plenty of palm trees around. Very relaxing, kinda like a resort.
Noise - Maybe once or twice on the weekends, or every other weekend, you may hear a few people walking about and talking. It may carry through the courtyard sometimes, but not bad. And I usually keep my bedroom sliding door open with the screen door shut. My GF sleeps right through it. BUT DEFINITELY NO PARTIES THROUGHOUT THE NIGHT AS SOME MAY HAVE PAINTED IT OUT TO BE! The trolley is not audible. Maybe if you are facing it.

Parking - Awesome. You get, well I got, one assigned spot but two stickers to park our cars. There is an entire area that allows extra resident parking. Those spots are never full! Even if they were, you can park anywhere else in the community for free from 6pm - 9am.
I dont know how that is so complicated for the complainers. Its simple: you can park in any non-residential spot from 6pm-9am with no worries. If it is between 9am-6pm, it is ONE HOUR PARKING! Businesses lease out spaces here too! Even then, you can get a yellow permit to allow your friend[s] park there all day long! Ive seen only two cars get towed from here. So they're not out looking to tow people for no reason.
Also, the garage door has never been broken. They have security working round the clock. I constantly see at least 2 security guards on my side of the complex, and I know that there are at least 2 others.

I agree with Anonymous. Lived here 3 months. Wow? Just wait, summer is coming, my third summer here. And wait until you need something done properly by maintenance or you need to have the office handle something. Want more? How come the parking gate in building three has not worked properly in months and for the last week has locked people out regularly. The one thing I will agree on is that the current security service is FAR better than the fat slobs from Elite. At least they're visible and respond quickly when called.

Obvious management post trying to get their rating up to something respectable. Good luck with that! It reads like a f'ing brochure for the complex. No tenant...and I mean NONE, waste their time on a review talking about the business center. Please remove this obvious attempt at deceit.

i completely agree with the happy tenant, who you haters are claiming to be an employee. i am also going on my third month and i absolutely LOVE* living here..minimal noise, great views, lots of sunshine and everyone is friendly. i have had issues and maintenance has come asap when i needed them. the parking is awesome, and my apartment is awesome* i have the largest plan (7) i think? 2 bedrooms and a den, almost 1300 square feet and its gorgeous, all the people that must be writing these bad reviews must be extremly picky or just bitter. occasionally at night you hear a couple people holloring or laughing or a cars loud music, but nothing to lose sleep over. on a scale of 1-10 i would rate it an 8 1/2...always room for improvement, and i live in building 4, which is supposedly the worst...BULL...i have a little girl and we are both very very happy....don't let the bad reviews scare you!

Since most people who have replied have lived here for just a couple of months I thought it would only be fair to have someone respond who has lived here for almost 6 years. I find most people come to this site to vent and while there are plenty of people like me who have been long term tenants, the majority of them do not need to come on sites like these to share their experiences. As a result, I think the majority of the writers well always come here to vent due to a negative experience they have had. With that said I have been happy here for the most part or I wouldn't have stayed. We are living in an apartment complex and no complex is perfect. I too have had my problems on occasions and was angry with management, especially when I referred someone to the complex and they signed a lease but management "lost" the paperwork and conveniently I never got the $1000 referral reward (now its been lowered to $500) So to that extent I would never brother referring anybody else has they will find a way not to pay you. However even with that occurring I have still renewed my lease as the overall quality of my life here has been good. That is not to say that I keep hoping the prices of homes keep dropping so I can afford to buy my first house but in the meantime I am here to stay although maybe I will ask for my carpet to be replaced.

I LOVE MY APARTMENT AND HAVE NEVER BEEN CHARGED LATE FEES OR HAD MY CAR TOWED BUT... THE RESIDENT SERVICES OFFICE IS TOTALLY INEPT AND UNHELPFUL AND FOR THAT THE PROMENADE DOESNT DESERVE MY RECOMENDATION.

No regluar tenant takes the time to sit down and write a nice, sensable brochure about the complex. What's your incentive to do so? At least the people listing their complaints are trying to warn people. If you sit down and write an advertisement for your apartment complex, why not do so for your local gas station, and grocery store. Why not begin a full scale marketing campaign for your company. Could help you get that leg up you've been looking for right? Right...

^^^ Well is this, or is this not apartmentratings.com? If you dont like my rating, turn around and dont look at it. All I see about the Promenade is bad reviews and some -------- comments. Ive lived here for 7-8/mos now and dont see half the ---- people say goes happens here. This place has truly been a nice place to live at. Id live here longer if Mission Valley didnt remind me of one big mall. I suggest the majority of these peope are immature, irresponsible ex-tenants that got kicked out or were charged extra money for putting holes in their walls. So dont try to insinuate that I work for the Promenade since Im a college graduate and attending grad school and have better things to do with my life than to work as a sales rep for an apartment complex!
