***About the Promenade *Do not live here *** Please Read On*****
Open underground parking garage. Your car will be towed or stolen!! Cars come up missing daily!
The Trolley is NOISY!!! Breaks Squeak LOUD!!!
They only offer AT&T services: Phone, Internet, TV *** No Satellite Service!!!
Due to parking structure in the same building you feel constant rocking and movement trembling on floor depending on vehicle speed/ weight and loud music with base!!!!
Patio and railing slightly off on higher floors creating downward slopes on balconies with cracks in walls and paint chipping.
Bar on Property creating nuisance of College Binge drinking at pools and vomit on property people puking over the balcony early at 4 am. No parking space due to Bar.
***No parking for friends and family due to Chiropractors office and Dental Office.
Staff in careless about dogs in only certain buildings. You will find barking, whining and whimpering on every floor of each building creating a nuisance and violation of your rights to enjoy peace and quiet.
College students sublet and often have 8 people and more in a two bedroom!
The ceilings often shake when people walk all hours of the night creating a moving furniture affect late at night .
Staff was rude, short and brushed you off to someone else!!! I sat and waited on a manager and seen two of the girls constantly chattering about everyone who came through the doors. Immature and unprofessional!!!
Washer and dryers in apartments are old and I had constant problems. My dryer would leave brown burn spots in my clothes and washer would not drain water all the way out on the spin cycle.
I requested SO many times to have someone come look at it but with no response I was forced to go to the laundry mat. It was a huge inconvenience and not worth it for the price I was paying.
When I moved in all these brown spot came up from the carpet which was totally disgusting! The said it was new which was a complete lie! I had to pay to get it cleaned out of my own pocket! They charged me when I moved out! $$$$$$$$$$$$$$$$
This place is a complete horror story! Please don t make it your own!!!

I would suggest you get a life, learn how to pay your bills on time, figure out how to read the parking signs, and stop grudging with the Promenade.
I found only a couple of your complaints plausible.
1) Some people do have dogs. Not every floor of every building though. Ive only seen maybe two, but never hear them.
There is always parking available. Ive seen a few cars getting towed, but when they say 1 hour parking from 9-6, THEY MEAN 1 HOUR PARKING IDIOTS! Getting an all day pass is as easy as getting your fat ass to resident services. There is ample parking for two vehicles in the secured section.
Resident Services is quick. My air went down about a month ago. Called resident services, and they had a guy fix it a couple days later. No complaints.
The wine bar is clean. Far from a college bar. Normally, nicely dressed people frequent it, but its no party.
Apartment does not shake. Horseshit. I never hear the trolley, although my apartment isnt facing the tracks.
Ive lived here for about 9 months now. Awesome place. I would suggest you people get a life and learn how to deal with responsibility instead of not paying your rent, getting kicked out, and posting this horseshit about the Promenade. Its people like you that make sites like these not completely reliable.

I'm sorry, this review is a bunch of B.S. There are a few legitimate things to complain about here at the Promenade, but not the stuff listed in this review. People who complain about parking should really get a life. This development is for TRANSIT -- if anything, they have provided TOO MUCH parking. If the most important thing in life to you is parking, I suggest you move to a suburb in Kansas.

The three responses posted above are obviously from the management. I've lived here almost three years and every claim is valid. If anyhthing, the writer was KIND to this ridiculous place. We're getting ready to end this horrible experience and move on

deaffromnoise... you must be a horrible renter that can't pay rent on time and has to many complaints. I had my issues there, but there is worse. You need to grow up. The people that work there have better things to do then come on here. I know that most apartment communities dont even know this website exists. Get the stick out of your rear.

i am with the first couple people..yes, AT&T sucks! and that was my only cable option, but there is tons of parking! i had friends and family over a lot and always got them a pass and i never saw anyone getting towed...i never heard a dog or any other animals whimpering and never saw vomit any where on the premises...the patios are not sloped or cracked and a couple spots did come up on my carpet after i moved in, but nothing to cry over, the damn deposit was only $375!!!! the washer and dryer was what i am going to miss the most!! i never had any problems with them, and they do not look outdated :( i had a slight problem with my bathroom locks, i called the leasing office and they were fixed the next day..the leasing office was never ever rude to me and they always had fresh cookies :) the people complaining are probably young college kids that can't afford to live there, break the rules and trash the place..what do you expect?? i was a working professional with a luxury car and never had any issues with break-ins, theft or towing....and for the person that has lived there for 3 yrs and hates it..why don't you freakin move? it can't be that bad if you keep extending your lease!!! i loved the promenade :) and i do not work there..i work for toyota

The colette and gabsand posts are definitely STAFF. There is no way anyone would become that defensive over a review if they weren't. The reviewer is being honest. This is all reality at the Promenade.

Beware when leasing here. Try to view the unit prior to signing rather then viewing a model unit. We found our unit to share the bedroom wall with the buildings elevator constently running and the HVAC is on our roof direcly overhead consently running. We are attempting to renegotiate our lease as defects were not disclosed nor can they be fixed short of moving. This is the 3rd month with no response from the leasing office. Most likely we will have to litigate. Other then that the location is desirable, functioning business centers, Exercise Rooms, club house, etc. However most of the people using the facilities do not reside here and have somehow gained access.
