Pretty bad, but could be worse.

I only lived here for three months.
Pros:
1) It's really beautiful on the outside.
2) The massive water fountain out in front is awesome! The park is a nice, relaxing place to hang out. They have several tables and benches where you can have a peaceful lunch or enjoy a cigarette in your leisure time.
3) They have a liquor store, coffee shop, and Wahoo's Fish Taco on the first level. If you don't have any food and/or alcohol left in your apartment, you don't even have to get in your car and drive anywhere.
4) In my experience, the other tenants were great for the most part, and the security guards are really friendly and remember your names (or at least, they remembered my name). Moe is amazing! He works the night shift.
5) The staff wasn't all that bad, either.
That's probably where the luxury stops.
Cons:
1) The apartment room itself was definitely not worth the price. I lived in a 2 bedroom floorplan, and it was awfully small. My bedroom (not the master bedroom) was tiny and had a really ------ view of a wall and a wimpy little palm tree in front of it.
2) The noise was almost unbearable, especially coming from my bedroom window. Our apartment was on the second floor and my window was right next to the hallway and anyone walking by, or even anyone walking by on the floor below or above us, I could hear. When people would talk (not even that loudly) as they passed by, I would be awaken from my sleep. People are always outside at any given time of day or night. Many of the residents are college kids (as so am I) and they are constantly partying or getting back from parties still inebriated and unable to shut the hell up.
3)Considering this is a pretty big complex with a lot of people, it wasn't exactly the most sanitary of places. The hallways have black gum stains everywhere and the elevators are yucky and seem to be vandalized constantly. I've also seen people play with their dogs in the swimming pool. Sorry, but that does not make me comfortable.
4) BUGS BUGS BUGS. Ewwwwwww. I constantly found bugs in my bathroom. That was one of the main reasons I decided to leave this place.
5) I had my car towed when my permit expired for a few hours. Really'! You're serious' I'm a ------- resident!
The Promenade seems like your dream apartment when you first see it, but in a month of living here you'll begin to realize it just isn't worth the money.

And, if they were not fighting I saw one guy puke over the railing from the 3rd floor. Cant you just wait to move in.
