I live here now and I am paying an extra month's rent just so that I can get out of my lease. The noise here is horrible. The walls are paper thin. I know the schedules of the people who live above me simply because I can hear them come home every night and every step that they take while they are home. I have to hear the guy above me "entertain" his lady friends several times in the week, and when he can't get a hold of those ladies, I get to hear him "entertain" himself. Every time the guy rolls over in bed, I hear the squeaking of his bedsprings. Luckily no one lives in the apartment NEXT to where my bedroom sits.
I know there are several people that love this place, but unfortunately, I don't live where they do. The grounds are lovely, I must admit that. And I have never had any trouble with parking, theft or anything nefarious like that. However, the noise is an instant deal-breaker for me since I'm in law school and need to be able to study. Studying is not an option when you live here, unless you want to spend the entire day in your school's library. I've alerted the management and "patrol" of this nearly 3-4 times a month, but they do nothing and probably don't intend to do anything once I move out.
You can't come home to sleep because you'll be awakened. You can't watch TV because it will inevitably be drowned out by the TV of the person living either above you or next to you. People (I won't blame it solely on college kids since I've seen "adults" doing the same) stomp, talk, cackle and cause a general raucous while they are walking in the courtyard-no matter the time of day or night.
I paid my rent on time, was very courteous to my neighbors and made every attempt to ensure that I did everything in my power to inform management that it was nearly unbearable to live here because of the noise. NOTHING CHANGED.
It's sad to say, because I hate being negative, but please don't move here. I'm moving back to Illinois-where even though our governor is corrupt, we can get a decent night's sleep. As I speak, there are what sounds like 20 people screaming in the courtyard. No doubt their evening is just beginning even though it is 11:30 at night.
While the place is beautiful, I should have been able to exist comfortably in the space where I lived for the amount of money that I paid per month. Unfortunately, this was not the case.

Well, As it is- my last apartment located in WA, sounds 3x worse than this one. I'm use to the things being made cheap. Honestly No matter how hard I try to look I can't seem to find nice apartments, they all APPEAR nice, But they all have the flaws. Inside my head- I hear the screaming of Grass is not always greener on the other side.
Honestly I do sleep like a rock, So does my husband living on a Navy ship for the last 4 years. But all the other reviews are starting to scare me. However- I'm afraid if I dont just take the plunge I may regret it when I get to another apartment who ends up having BULL Sh-t issues too, and yet I'm without the amenities.
I have 3-4 weeks before I move cross the US following My husbands orders. Places in San Diego go fast and all of the Military housing is full. This place is 3 miles from my husbands work. Can you honestly tell me that other than the noise... everything and the amenities are not worth it?
I'm a pretty trusting person, But I have fallen in love with the outside of this place. Can anyone else who's lived here respond?

Poisonsivy, I don't want to be a bummer, but I, knowing what I know now, would get my money back. I was very excited to move here because of the amenities as well and even justified how the higher price was not astronomical because the complex offered so many amenities. However, you should know that nearly everything in your apartment will most likely be cheaply-made, your carpet will probably show all of its dirt after you walk on it for month, and there will be something missing from or wrong with your apartment (electric, or otherwise) that you will have to hunt them down to get them to fix.
And please understand me, I lived in a college dorm for 3 years and was in a sorority--I am more than used to noise. This noise is unlike anything than I've encountered before. Voices echo throughout the courtyard and buildings and apartments shake when doors are closed. Unless you sleep like a rock, say goodbye to a good night's sleep and get yourself some nice eye cream to hide the dark circles and bags that will soon occupy the space below your eyes.
Good luck, I truly hope you have a better time at Promenade than I did.

Poisonivy, apartments in SD are opening up rapidly. Save yourself a lot of heartache and aggravation. DON'T MOVE HERE. Anon is right, management doesn't care. Even when the police have to be called out for early morning noise NOTHING ever happens to those who cause it!
