Reading a lot of negative reviews here. For those prospective tenants, just keep in mind that almost all online reviews are going to be skewed to the negative--people who are dissatisfied are far more likely to talk about it than people who are satisfied. I can't promise you will like it here, but I do.

I'm pretty pleased with it, overall. We've never had an issue with neighbor noise or ants that others have mentioned, so I can't attest to those problems...but I do wonder if those who are making complaints have tried being assertive with their neighbors and/or the management, and giving them a chance to resolve it. We were willing to pay "premium" rent specifically because we were tired of dealing with that kind of crap, which you simply accept at cheaper places, so I don't blame someone for being upset. But for me, so far, no problems.

The grounds are beautiful and really well-appointed. I'm an exercise junkie and this is the first apartment complex I've seen which has a no-BS, usable gym with quality equipment (two of them, actually), and that allowed me to quit my gym membership. Most apartment "gyms" have some plastic dumbbells and a broken-down treadmill, which doesn't cut it for those of us who actually use the stuff. The San Diego River Trail is about 100 ft. from my back door and is a good place to run (if you don't mind the pot-smoking teenagers and resident derelicts, hardly Promenade's responsibility. Hello SDPD!)[/p]
[p]The trolley station, restaurant, coffee shop and retail on site is pretty cool. I was a little apprehensive about moving into a place this size, (something like 2500 units I think) but it does allow them to provide some "perks" that you don't see at smaller places.

The apartment itself was in good shape when we moved in. Everything works well, it's great to have in-unit laundry machines provided and the kitchen has tons of counter and cabinet space. My only real gripes with the unit are in the kitchen. I don't like the tile counters, they are a pain to keep clean. The sink backs up instantly no matter what you put in it, and I find myself running the disposal almost constantly--and the switch for the disposal is not at all within reach of the sink. The stove sucks, it's not glass-top so it's a pain in the butt to clean, and there is only one full-size burner. I cook daily and I'd really love a gas range, or at least a decent electric one.

Overall, I do feel it's worth it. My girlfriend and I both consider it a *huge* improvement over all of our previous places in San Diego, so that's probably the best endorsement I could give. Apartment living is always something of a compromise and there can be some annoyances, (usually from inconsiderate neighbors) but this is easily the best apartment I've had. aLKeoXpj3s4OSgrp1trb

I completely agree with this post. We have lived here since 2002 and took a top floor unit so we could control to a certain degree the amount of noise heard from our neighbors. We have had several people move in and out from below and to the side of us and still we barely ever hear them. I have lived in a number of apartment communities within Mission Valley and have considered ourselves likely to have moved here when we did.

Certainly this is an employee of the Promenade. They post ALL the time. And the original poster has been here what? Three months? Give me a break! This place is just a giant frat part with animals who throw trash in the halls, smoke on the elevators and scream at the top of their lungs at 4:00AM. And now its REALLY gone to the dogs! Allowing dogs has made this place a real "crap hole"--literally and figuratively. If you live in or near building 5 or 6 it is all day and all night yapping from these litte (and in some cases very big) monsters!!! We've neen here 3 years and haven't left because of the high cost of moving but the dogs are the final straw. We will be gone when our lease expires.

I am a resident as well. I believe this person completely. and I agree the kitchen is SO HARD to keep clean with the stupid tile counters. I also dont like that the only internet and Cable we can get here, are ATT, That is something everyone should be aware of. ATT internet has been the worst apon moving here. =(
