We moved in back in 2004 and have finaly decided that we MUST move this September. I know, what took so long well between Iraq deployments it was just not possible.

Crime is high in Mission Valley, especially here at this property. As explained by the SDPD when in December 2005 our vehicle was broken into. It is high because we are along the river and trolley line, double whammy, and honey pot for transients and theives.

The staff for the most part, tries their best to handle complanits and concerns from the residents. The manintance staff, well all one of him since Steve left does the best he can. I can say when the roof was leaking he came over at 10 pm, about 10 minutes after my call to see if he could resolve it or at least minimize the damage to the carpet and sheet rock until the rain stopped and it could be repaired.

My biggest compalint is the security. I think we have had more incidents since we have had the five different security companies "patrolling" the area. I think the people who are doing the stealing are professionals and know that these complexes only have someone there during certain hours and in that short period of time between their hours is when the mischief occurs.

Yes, the college students puke off the balcony, pee in the fountain and streak through the courtyard (on the east side of the complex) but what do you expect. We have a lot of USD and SDSU student that reside in these 2 bdr 2 bath units with like 6 people. This in turn impacts guest parking but there is some street parking on Camino de la Reina and the parking lot across the street after-hours.

Overall it is one of the only rental communities in Mission Valley with elevators, assigned parking, guest parking and overall spacious floor plan.

The custodial staff does their best to keep up the ground but we are adults and should clean up behind ourselves. The garage could use a powerwash but that would be hard to coordinate without inconveniencing the residents that work nights. Other than that it is OK.

We are moving because it is just time. They promised upgrades of granite countertops but only completed a few units and abandoned the project. Also, they were suppose to replace the appliances, they did for the stove and refrigerator but not the dishwasher, which just blast dirty water around. The sink backs up into it and the maintenance can not figure it out and won't replace it.

I agree that there were some vehicles stolen in the last few months and we even had our bike stolen off the patio because it was not locked up, but, I have never seen any homeless people or college kids puking off the balcony or peeing in the fountain, or for that matter streaking across the courtyard. The maintanence team has always been very responsive as is the leasing manager, Ava. For the most part it was pretty quiet there, and I felt safe. Mission Valley is central to everything but it is still part of the city and with that comes some issues, but for the most part was a great place to live. We lived there from Nov 2005 to Jun 2007.

Find something wrong Likewise, if particular amenities were promised to you upon move-in but have never surfaced (or do not work), their absence is only a factor if you can document your landlord???s claims to provide. Your landlord is legally obligated to provide only what???s in the lease; unless the lease promised specific amenities, you???re not likely to get far by complaining about the absence of such features. Landlords are allowed to change their minds; tenants, sadly, are not (not about keeping the lease, at least). Even if you were promised a swimming pool by next summer and they haven???t cleared the ground for one by mid-June, the lack of the pool is only significant if you can prove its presence was guaranteed in a legally binding way. Don???t expect casual conversations to hold up in court???focus instead on obtaining and understanding
