I lived in Torrey Villas for almost 3 years. My unit was quiet and faced a green belt. We had some issues with our neighbors, but a high turnover rate means you aren't stuck with the neighbors forever.
Pros: Torrey Villas has very nice ameneties. The units are clean, laid out well and pretty new. The school district is great and the community is safe. I received all of my deposit back minus a $125 cleaning fee (I opted to pay to have the place cleaned... I didn't want to scrub).
Cons: Parking sucks. Get a garage. I was pregnant while living there and had issues getting into or out of my car. The spots are WAY TOO SMALL! Also, the carpets are rather cheap. The shows spots easily. Rent is expensive.
All in all, the staff was always kind and and knew me by name. The maintenance staff was great. All problems were taken care of within 24 hours (usually within 2 hours). All apartments have drawbacks. All in all, this is not a bad apartment complex. :)
