Nice place with major drawbacks.

Parking - It sucks. Plain and simple. I have a one car garage and can barely fit a Prius inside. The "Collision-On-Wheels" people are able to send their kids through college because of this place, the mark of a TV resident is a huge gash on the side of your car. And god help you if your friends need a parking space or a moving truck is blocking your garage.
Noise - Your basically hanging over the 5, so don't expect peace and quiet. The double paned windows do a good job of drowning out most of the noise though. (With the exception of the garbage truck. I've had things fall off of the wall.)
Grounds - The grounds are nice. The dog areas leave much to be desired. If you want really nice grounds, look at the place up the hill managed by the same company.
Safety - I feel safe here. I wouldn't exactly describe the Del Mar/Torrey Hills area as a rough part of town.
Construction - The floorplans are great. They don't really feel like apartments. There is decent sound proofing in the walls, but you WILL know when a garage door opens below you. The bathroom fixtures could be better. (My light fixture is covered in rust.)
Maintenance - I've never had to call them, so I don't have an opinion.
Staff - Most of them seem nice, but you have to wave something shiny to get their attention. I'll see how move out goes though....
Overall - It's a nice place to live, as long as you don't have a car or drive a motorcycle. The rent is so astronomically overpriced for what you get that I can't justify living here anymore. For $1680 a month, I expect to be able to park my car and be able to sleep in late. It doesn't help that they removed parking spaces either. Do yourself a favor and rent somewhere else or win the lottery. As nice as Torrey Villas is, it isn't worth the price at all. bYr9ljUwtCbMRXE8dRDC

I'm a current resident. In fact, one of the other, somewhat negative reviews is mine. However, a couple of points: 1) I've lived in a lot of apartment communities over the past 20 years and the ultra skinny garage is not unusual. The remark about gashes on the side of the car is an exaggeration. I have neighbors with a Cadillac, a minivan and even a truck The parking outside of garages isn't great. Every morning there are people parked in red zones who couldn't find parking overnight.
Freeway noise - this appears to only be an issue if you move in to an apt overlooking the 5. Mine is more toward the center of the community. On the flip side, I don't have double paned windows, so average noise is a lot more noticeable. But overall, it's a quiet community.
On the up-side, there's new management, and some of the HUGE issues I've faced in the past year are being dealt with. Where there was previously just lip service (and barely that), now there seems to be action. The jury is out, but I suspect we'll see the ratings rising here over the coming months.

Grounds since they have allowed dogs, the dog owners are not picking up there mess. I see the mess all over the place. It is gross. I think the community needs to have the stands with bags for the droppings in more areas. Safety- they need to close the gates more regular. The main reason we moved here is the thought of it being a gated community. However, it is only gated at night. False advertising. Windows are gross on the outside. I think they should assign parking b/c people that have two car garages only park one car in the garage and one i a parking spot. Assign parking would help alleviate the problem. Also, many garages are used for storage. Many cars I see in the morning illegally parked b/c they could not find parking the previos night. Community has cut many socials. They use to have a social like every month and it seems like maybe one every three months. They have raised rent and cut socials. I have lived here for awhile and they have in the past had a mardi gras social, octoberfest and St. Pattys day. This past holidays were not celebrated these past months. They remodel the club house but do less functions now. Also, they took grills out of the pool. During the summer all the grills were used. Although the pool area has been remodeled and it is fabulous.
