Cant wait to move out.

Basically we rented for the year and then renewed for an additional 6 months because finding a new place came at a very busy time. We cannot wait to move into our new place and leave Valentia. I do not intend this to sound bitter or angry, but just to give possible tenants opinions of our stay. There are many complexes in UTC and for what they charge, Valentia is simply overpriced. I would definitely reccomend looking around. We were new to the area and did not compare as we likey should have. The grounds are not bad, except they are surrounded on one side by a construction site which is nowhere near completion and down the street is a newer complex that is nearing completion. They are in the process of renovating the apartments, so expect constant work crews and plenty of vacant apartments. You will get weekly letters apologizing for the fumes, litter, and noise that comes from this remodeling. Get used to this as it will likely be worse in 2006 from what I was told.
The leasing staff is adequate. If you pay your rent on time and never need any maintence, then you are ok. We havent really ever needed any attention- give or take a couple appliances that crapped out on us, but I have heard some horror stories from others. Most complaints are that they are rigid and inflexible, but again this is not anything that we personally have had to deal with (yet).
The pools arent bad if you have them to yourselves, the times when people bring their children down can be a bit disruptive if you are trying to lay out and relax, but I guess that comes with living in a community like this. They may want to designate one pool for no children in the future. That might be illegal, but it is a thought.
I also reccommend that you rent on the 3rd or 4th floor, as the first two will likely have year round ant problems.
Also, park at your own risk. Not that it is exclusive to Valentia, but cars on the street are constantly being broken into. For a while it seemed like there was new car window glass in the street every morning. You might want to shell out for a 2nd underground parking space.
