Beautiful grounds but pricey

After living here 1 1/2 years I fear I must downgrade the review (from 3 1/2) to 3- stars.
PLUSES: 1) beautiful grounds, trees, 3 pools (wading, adult clover-leaf,jacuzzi - really great!) 2) Very courteous and helpful Housing office. One of them lives on site and gave me her cell-number for problems. 3) Central air (heat and AC) worked well, as did all my other appliances 4) Plenty of parking, but may have to use some of the southern lot "overflow" spaces (there are lots so it is has never been a problem) 5) Tons of storage in my 2 bedrm/2 bath unit. 6) Quiet neighbors. It is true there are children who play outside, but they have always gone inside by 9 pm and they are all very nice 7) Great location. I enjoy walking and Albertson's is only 3 blocks away.
MINUSES: 1) It is a bit pricey. In Nov 2004, when I moved in, the price (2 bed, 2 bath) was perhaps 100 above other aptmnts. Now, it has risen another $250. I am able to save $150 for a new apartment (La Verne) that has a private balcony and all new fixtures and carpet.
2) The main central lawn is a bit muddy at times as the children play there. Not really a problem
3) Maintenance is mediocre. I had a leak in two rooms whenever it rained. This was not fixed for 4 months so I had to move furniture!
4) Termites are serious. I had them sticking out of my dining room ceiling!
