Apartments will eventually be converted to condos and you will be required to sign a form allowing condo conversion with only 90 day notice. Noone will tell you about this until you come to sign the lease. NOISE: Almost all units overlook California street and the delivery area for Whole Foods that begin delivery at 5AM. Constant delivery noise from 5AM until noon. The Vietnamees Consulate is located in the same building to expect noisy protests several times a year. EAT: Apartments have no air conditioning, cross ventilation and face south so even on a cold sunny SF day, your apartment is roasting by 2PM. LANDLORD: Doormen are great but just hope nothing goes wrong because the Management Company is either extremely lazy or simply don't care. Leasing agent promised new carpet, appliances, etc. before our move-in and management company refused. Eventually all promised items were completed but only after repeated conversations. Management company is overall simply lazy and unresponsive. PARKING: Parking is located on three levels. The lowest level requires you to enter through a public garage and then enter another gate for the 'private'; parking and then take an elevator to the lobby to change to another elevator to access your apartment. PET FRIENDLY: The building is one of the few pet friendly (no size restriction) apartments in town but the headaches and management simply aren't worth the trouble. NEIGHBORHOOD: Most of the storefronts on this block of Van Ness are now vacant and the homeless problem continues to get worse.
