Lived here since June 2006 and have had no problems. Archstone bought this property and has been making continual improvements. My 1-br was completely new when I moved in. New wood floors, new appliances, new W/D in unit, new marble counters in kitchen and bath. My unit has 4 closets (three are huge and the fourth is in the entry), double balcony, city and bay views. Building is ugly from the outside, but the inside is what matters. Underground parking is available and there's a good size gym for tenants. As for noise, I've never heard any noise ever from beside me or above me or the hall. Never. If you have your balcony doors open there is street noise, but when closed it's pretty quiet. Bart and Muni are a block away and walking anywhere isn't bad. Homeless are on Market and trickle over from the TL, but it's SF and homeless are everywhere. They're never in the building or hanging around the doors. I pay $1850 for a million dollar view, 715 square feet, parking, a gym, new/clean apt, 24 hour security desk with lucid security officers and controlled entry. This is a bargain for SF.
2/2008 Rent has only gone up $30 since I've moved in. The new Argenta condo tower is being built across the street and 4 new condo towers with retail at street level to be built across Market on the corner of 10th will begin this year. There is also a plan to smash down the Starbucks and stationery store in front of the bulding and replace it with a 12 story flatiron style condo tower. Hopefully the new properties will help clean up this stretch of Market St and God willing, camoflauge or draw attention away from the ugly exterior of this building. I'd love to see it completely re-faced, but who am I kidding''

I'm glad this person is happy, but I disagree. The wood floor upgrade is the worst decision made by Archstone from a tenant perspective. However, it is accomplishing its goal. Old tenants (with low rents) are moving out in droves to be replaced by new tenants with high rents. Brilliant.

What are your thoughts on the floors and other upgrades that you don't like and how is that effecting older tenants? They aren't making upgrades to units until the units are available. This building is rent controlled so their units aren't directly effected and their rent is the same, right? Just curious what you mean. Thanks.
