Amazingly bad !

I mean it - i am constantly amazed by how appalling the service is. They hit new lows every single time. It's not that the people are bad human beings. They just don't care enough to even try to do a good job. But there's also definitely an element of sneakiness - read the lease and find out stuff like how they require you to have renter's insurance although they won't tell you that till you've signed. Also, note that the penalty for breaking the lease is not specified anywhere - it's "upto avalon" so they can literally name any figure they want.
The apartments are large - that's definitely a plus. What's interesting is that the architecture is also designed to be unhelpful - only forced ventilation in bathrooms for example. The towel racks in the bathrooms are maximally distant from the shower so you have to drip all over the floor to get from the shower to the floor. plus when you enter the apt, little inconveniences like how there's 2 lightswitches in the entire apt that control some plug points but the management has no clue which outlet is controlled by which switch - when you ask they say "oh you just have to keep checking".
Choice events and quotes:
Maintenance staff- 1- yeah i don't have time for that right now(broken front door). 2- yeah i didn't notice that when we remodelled(broken showerhead).
apartment manager- 1- i really don't know when it'll be fixed. 2- that's such a shame - i don't know what to tell you.
awesome incidents like how they sent me a letter telling me i needed to renew my lease and i would have to pay a penalty until i told them 60 days before i moved out. Note they send me this letter 45 days before i am supposed to move out - when my lease says i only need to give 30 days notice. I wonder if i can sue them for false representation or something.
And there was the time i was locked out and i call the "emergency" number to find out it's been disconnected for non-payment. When i told the management the next day, the lady said "oh yeah, someone else complained about this 3 days ago as well". Note that eventually when i managed to find the cellphone of the maintenance guy and got him to open up my apt, he tells me it'll be 75$ for a lockout. I wish i had sued - i could have made so much money !
Then there was the time i went downstairs and asked for a spare keycard because i had people over - i gave them 2 days notice - they give me a keycard that didn't work after hours which resulted in my guests standing outside the building for 2 hours. When i complained about this, they said "what a shame". nothing else...
the "security" is a joke - they leave the front door open all the time during business hours - even when the front desk people are away showing apts. you can literally walk into the building during office hours and just wait in front of the elevator for someone to come downstairs and just go to whatever floor you want.
To sum up, if you don't need **anything** from the apt management or maintenance, this is not a bad place to live. but if you need anything done *** at all*** or ever have any special requests ***whatsoever*** you're pretty much SOL. they also don't allow cable modem/cable tv so you're stuck with directv and they'll only suggest the impressively bad ygnition dsl provider (Although you can get speakeasy service which i recommend).
plus it's actually more expensive than pacific heights from looking at craigslist.
