Have lived here for 3 months. Still can't decide if this is the best or worst place I've ever rented.

Plusses:

Location. Walk to UCSF, Golden Gate Park, all the great shops and restaurants on Irving... nice neighborhood, relatively little crime (for SF), wonderful views.

Noise. Concrete construction means I only hear my side neighbors when their shrill yappy dog is right next to the shared wall, and I don't hear my upper and lower neighbors at all. Little traffic noise, but then I'm in back, facing the gorgeous hill. I mostly hear birds and wind. Love that.

Pets. They allow them. The pet deposit and monthly pet rent are exorbitant, though, even for SF.

Which leads me to...


Minuses:

Price. Holy gods, 330 sf and a Barbie kitchen for 1900 a month'' That's with outdoor parking and two pets, but still... no amenities at all. No fitness room, no common areas (well, the lobby and the concrete courtyard), no pool. Nada.

Management team/company. The local office people are friendly and try to be helpful, but wow, disorganized. The parent company is a huge scam. For example, a warning: if you choose to enroll in automatic withdrawal of rent payments, make sure you enter your bank info correctly. If you don't, you'll only find out by having your payment returned. Then you get to pay a late fee and a returned payment fee as well! Yay! They never return emails, the online resident access site is difficult to use (can't view payment history, can't edit payment info), and phone reps for Avalon and their payment service, White Fence, seem to have no clue what's going on. Oh, and there's a huge charge for making a one-time payment by credit or debit card. Um, what' In other words, Avalon went for the cheapest, least frills payment service out there, and surprise! It sucks.

Structure. The place is old, shabby, and falling down. Asbestos in the walls'' Is that even legal in a residential building in California'


So... gorgeous hill, birds and wind, location vs. asdagkgalkgajlkfgjal AVALON, who I am learning to dislike so much. Live and learn: year leases are not necessarily always a good thing.
