Lease is a mess

Nice place, but I would talk to a lawyer before signing the lease agreement. For most tenants it won't matter, but if you ever find yourself in litigation, you're going to get worked over -- you've given up a lot of rights to sue (even when they're at fault), and you've agreed to be responsibile for a lot beyond your control. Even the little things, like deductions from security deposit, are drafted to allow the landlord to open the flood gates on the tenant for minor violations.
It's not even clear who's the liable party on the other side of the lease -- the owner or property manager -- and I don't know how that affects your rights under landlord/tenant law. Under CA law, a 13-month lease may not even be enforceable against the owner, if the property manager signs in their place, as this lease is set up.
I'm no expert on this, and I don't know how litigious the company is, but the whole thing seems like a trap, it's so far beyond the norm.

Thank god, I heard the truth before committing based on their false marketing. So any recommendations for a decent 1BR luxury apartment in Mi.Bay/SoBe area?

I have signed a lease without reading it, for 2 months, and paid 1750 in deposit 42$ application fee & $150 for keyfob & garage door opener. God only knows what is going to happen in the future. Also looking for 1br apt with a great view in the city
