For what you get, this place is terribly over-priced! First off, it can noisy at night if your unit is facing either the muni rail on 4th or the caltrain station on king. Once a month, the idiots at muni would do their rail cleaning at 2-3 A.M. in the morning for 2 hours, so don't expect to sleep on this night. Also, the hallway/elevator in building 301 king SMELL like garbage! Some of the concierge staff are kinda rude too, so don't expect service with a smile. Also, they make you mail in your rent check and once in a while, the mailman would deliver it late and you'll get charged $75 in late fee. Overall, I plan to move out of this hell hole when my lease ends. Don't waste your money!

I would contact Leo Horey, SR VP of Operations at Avalon, 703.329.6300. It may or may not get anywhere, but Avalon is a complete ripoff. I live at another Avalon property, we were w/o hot water for the last 10days, which is totally unacceptable, yet unfortunately the Mgmt Team only gives lip service. I was told by our property manager to wash my dishes in the community lounge until the problem was fixed (which took another 6 days), very convenient huh. Just another cog in the incompetent wheel that is Avalon property managers. I also lived in the Mission Bay complex, should've learned my lesson then, Avalon is great, until you ask them to actually do anything, but I do enjoy paying a 15% rent premium to have someone sign for packages, of course they usually on break at the front desk when you go to pick them up. My view, either do the job we pay you for correctly, or find a team that can, period.
