RENTER BEWARE!!! At this price point and this market environment, there are simply too many other options for apartments. Don't waste your time with Avalon. Really, the previous poster has got to be management-- who could live at 301 King and ignore all the daily nuisances of living in that building'
I have lived at Avalon for a few months, and it has been a terrible experience. Most of the previous negative posts are right. 100% - the staff is rude and useless- they are only there to collect your rent check. Expect a runaround for any routine maintenance request. Expect management to dodge you if you have any requests. They will LISTEN to your feedback but will NEVER ACT on it.
They always talk about "time well spent" -- Avalon is a waste of time. The 301 King Street complex in particular sucks big time. No concierge after 10pm, translation: lack of safety. CalTrain noise is UNBEARABLE -- ask any resident there. The train engines ROAR through the night-- buy ear plugs, ear muffs and hope you don't suffer long-term damage from the low-frequency noise pollution. Hope you are a dog lover- you will be frequently greeted with a puddle of fluid when you enter the elevator. Dog owners don't clean after their pets.
My lease won't expire soon enough-- renter beware!! Once you sign the contract, you must pay 2 months for lease break. If you don't heed my warning, then you deserve your 12 month sentence at Avalon!

I agree, looks super nice on the walk thru but you suffer after you get in. A friend in the building lost his job and could not pay rent and they still wouldn't let him out of the lease... 10% increase last year for me too... stay away.. there are a lot of similar units in the mission bay area that landlords that have 1 or 2 apartments are a far better deal. look on Craigs list for Apartments on berry street...
