The previous reviewer's comments from 7/7/08 are misplaced and misinformed. CalTrain is a serious noise problem- I am from NYC as well- any HONEST, rational person will not compare ambient noise from car traffic to 6 CalTrains REVERBERATING through the night. Avalon does nothing to address the common issues with living at their facilities. The previous posters do a good job outlining all the issues.
Go to the Paramount- you'll have a much better stay. At this price point, residents simply deserve better service. Do your own due diligence before signing the lease- drop by unannounced and speak to current residents. You'll find the overwhelming majority share the concerns of the posters here. Drop by at 10pm to see whether you can stand the deafening noise. If you find it is ok, then sign the lease. People on this site are trying to help you avoid the mistakes we have made...and which we deeply regret.

With all due respect, my comments (7 July 2008) are *not* misplaced or misinformed. I live on the King street side of the building and have all the noise of Caltrain AND the Muni and still I am most comfortable with my living situation. Clearly all the other posters and likely including yourself are living in phase II. I have been here before your bldg ever existed and dealt with all the pile driving it took to build it. Perhaps you should move, but do not discount my perspective because it is just as valid and accurate. It pays to be an active resident vs. one who just chooses to complain here. Honestly, this is SF and all apt complexes in the city have issues...the grass is NOT greener anywhere. Paramount is smack in the middle of an insanely busy intersection where you have to contend with tourists and traffic constantly. The tradeoffs are minimal therefore, I reiterate my initial point - if you live in the city then the city is what you get!

i live in the phase one tower and i have one of the floor to ceiling windows on all sides (above the office) i do have to say that during the day, the noise level is reasonable. i work from home. the double paned (sp?) windows work as well as one can expect with the muni and caltrain just right there. at night, there is a humming that one eventually learns to drown out and forget about. the tower is made of concrete, so i never hear the neighbors upstairs, downstairs or to the side of me. my experience here has been great. if one wants complete quite, i would suggest moving inside the courtyard or perhaps facing berry street. the staff are friendly and can only do as much as the company allows them. maintenance for me have been responsive (my experience: 4 times i've used their services) you can't beat the convenience and should expect to pay premium for them. as for the rent, i understand that they've raised prices (up to $400) in the past, but that's expected as there is no rent control and they can. the appliances are certainly not lux. if i wanted lux smaller increases to no increase in rent and most of the things that avalon @ mb offers, i suggest moving to one of the closer condos. i'm going to try to do that if they do not lower my rent when my lease is up. rents have been coming down and as i understand (spring 2009) they are not/have not lowered them. hope this helps.
