Plusses: great location, reasonable rent (downright bargain on lower floors), solid construction, secure parking at reasonable rate, nice and underused indoor pool, efficient office staff (some very nice, some just efficient *lol*), quiet tenants, VERY pet friendly, good in-building storage.
Biggest downside: on-street parking
It is hit-or-miss and not very safe (lot of car breakins in this whole neighborhood, not limited to this building) and basically impossible to get a second covered spot. The city parking enforcement is very agressive, and in the evenings a lot of space is taken by idiot parents from the local high school (weekends are better.)
Other downsides: lead manager takes some getting used to (efficient, but so much so that it could be taken as rudeness at times) - assistants are MUCH easier to deal with on anything less than a businesslike basis, limited laundry (though more rooms opened up in '02 so most floors have 1 washer dryer but some still do not). Perhaps a little too pet friendly if you don't like dogs although most owners are very good about courtesy and managing them in the public spaces (and I've never once heard one barking in 4 years here.)
Point to consider: funky wedge-shaped apartment layout, which will be interesting to some, and kind of hard to use for others. You'll either like it or not. Balconies are very private as a result and nicely spacious... my wife also says that it helps make the apartment very light.

Thank god, I heard the truth before committing based on their false marketing. So any recommendations for a decent 1BR luxury apartment in Mi.Bay/SoBe area?
