Great views and even better management!

Years at this apartment: 2005 - 2009
We've been living here for more than 4 years now, and absolutely love this place!
The Best Bits:
- The view! As it sits on top of cathedral hill, the building enjoys an unobstructed south view of San Francisco all the way till the hills of Brisbane. And yes, since it has an unobstructed view, you can have a Dish or Directv satellite connection!
- Rent Control! Both the apartment, and our parking spots increase by that measly 1% or so only every year. The parking I believe is not obligated to be rent controlled, but the management does it anyway! Which brings me to my next point
- Awesome management! Don and Mike are extremely friendly people who care for their tenants. I love stopping by their office for a casual chat now and then. They are also very prompt with repairs, thanks to 2 onsite maintenance people, and also are willing to give you perks now and then for free! (E.g. once I had knee surgery and was bed ridden for a week. A friend volunteered to stay over to take care of me. She needed a parking spot for that week, so Don gave me a spare one that they had in their covered gated parking spot, for free! That was very nice of them.)
They also keep your packages for you from Fedex/UPS which is a boon for 9-5ers.
- Earthquake protection! One of the old time tenants (and there are a lot of people who have been renting here for 10 years as they really love it) told me that the building had won an architectural award back when it had just been built, as it apparently has springs in its foundation to counteract earthquake shakes! It also was one of the few buildings that was unhurt in the huge earthquake of 1989.
The Ok Bits:
- The flooring is carpeted while I would prefer hardwood floors.
- The upper floors do get windy during fall season, but that's a price you pay for high floors and unobstructed views.
- Being located on a hill, you have to walk uphill to get back to the place after going to Hayes valley for a meal. So I usually laze out and take a car. Also, being on gough street, there is traffic noise, which I feel is also commonplace among city apartments.
- The location. This is a plus and a minus point. It is exactly in the center of the city, it is next to 3 bus lines, so you can get to anywhere using public transport. However, there are no cafes right outside the building, nor restaurants. And me being a huge cafe fan, find it annoying having to jump on a bike every time I need to go to one.
The Not-So-Ok Bits:
- Street parking. If you park on the street, be careful not to leave anything inside the car, else you are pretty much guaranteed to have a broken window.
- Apartment sizes. Though the huge ceiling to floor glass windows lend a perception of space, the apartments themselves are not big, so for suburbers moving in, get ready for a cathartic experience of having to throw out a lot of your old junk, or putting them in storage - which they do rent out extra storage space - so maybe not that cathartic after all.
