If you have been a tenant for long enough (in my case 5 years) for rent control to have made you a below-market-rate tenant, they will try to evict you by any tactic. You will be scrutinized for any violation of the lease contract. They will hold your rent checks, uncashed, for months while they are "investigating" your transgressions. In my case they bought my building after I had lived there a few years, but I would not knowingly become a tenant in one of their buildings.
