**UPDATE**
Don't know if there is new management OR what, but after over 3 years of living here I'm moving out. They have raised my rent CONSISTENTLY by 10% each year for the past two years. This year, they wanted to raise the rent by 12%!!!! I'm moving to some place rent controlled. They charge you all these unneccessary fees, like a "utility processing fee" which is basically a fee they charge to you to bill you for things you shouldn't be paying for in the first place (sewage''' water). This large corporation should build billing fees into THEIR expenses NOT their residents. BEWARE OF THIS PLACE!

I am generally pleased with this complex. The lobbies and sidewalks are cleaned regularly, the security patrol is helpful and makes me generally feel safer. They have, on numerous occassions stopped by my apt. because my door was left ajar and wanted to check up on me to see if everything was allright. The carpeting and appliances in the apt. were up to date and clean upon moving in. I've left my keys in my apt. several times and gotten myself locked out, resident services have let me in, during business hours, no charge.
Here are my complaints:
They overcharge you on utilities. They charge a "sewer" fee and utility charges aren't based on what you use, but some confangled computation/percentage of what the entire building uses.
My vehicle was broken into in their "secured" parking garage the first week I got the space. They were not helpful in finding the vandals.
They almost force you to renew you when your lease is up, by threatening a massive rent hike if you don't renew 3 months b4 your lease ends.
The good:
Well maintained grounds
Security Patrol presence
I complained about a noisy pipe below my apt. and they worked very hard to remedy the problem.
Overall nice and friendly residents
Great modern, clean laundry facility
Coke machines!
Video cameras in lobby wired to your tv so you can see who's coming and going.
Close to lots of conveniences (Fillmore shopping, farmers market right outside the door, safeway, blockbuster, 38 and 22 bus lines)
Generally a quiet building (some street noise from rowdy kids)
Pet friendly

Another pathetic attempt by fillmore center monkey management to mitigate all the negative reviews. The truth is that this place is a dump. It's in the middle of hundreds of low-income housing projects. People steal your towels from the laundry room, urinate in the elevator, there was a shooting in one of the lobbies. The management is horrible, they ignore your phone calls. This place stinks, you can find better apartments in San Francisco. |

TRICKY!!!! I'm sooooo confused !!!! You now warn people to "BEWARE OF THIS PLACE", yet still give it an overall rating of 4. So is the glass half empty or half full? Lets find out.
Your current beef seems to be the monthly cost of living here, including the fact that the monthly rent has increased each year, pretty much the same as most other commodities: cars, food, clothing, etc. BTW, our rent actually decreased from year 1 to 2 and 2 to 3, likely due to the higher vacancy rate in the market back in the day. Of course, as the vacancy rate went down and the property was improved year after year, our rent went up. Such is life. The Mrs takes care of such things, so I can't say for certain, but I'll assume our income went up each year as well. All of it has something to do with the 'cost of living'.
I can go back and check specifically, but I don't think that's necessary, regarding my original lease and each subsequent one. I'll just bet that each one clearly states what I have to pay each month. I would probably find my initials on each page and my signature on a bunch as well. Any bets that a 'utility processing fee' is in there somewhere?
You mention the formula for determining the monthly charge for sewer & water and your displeasure with that since it should be in "THEIR" expenses not yours. YOU live here and sh--, shower and shave
along with the rest of us. There is a security patrol but I have not encountered the 'toilet police' counting my flushes. Perhaps at your 'rent controlled' new digs you can have them install a flush counter.
I have not done the research in SF but in the cities whre I do own 'rent control' properties, the rent control only applies when I rent to the same tennent year after year. When the unit vacates, I can increase the rents as I see fit.
So from where I sit, the glass is half full.... with a nice Pinot Noir this time.

You fail at life, Bob. You still live in TFC's uber-cramped poor excuse for a penthouse, and you're probably in your 40's. Whereas I'm a 23 year-old who owns a 5 bed/2.5 bath house in a wonderful suburb on the east coast. The fact that you're happy to settle with living in that crappy hellhole makes you a pathetic loser. How low are your standards??
