General:
I've live here for just over three years.
In that time the Tenderloin has crept north from south of Geary to Post or Sutter, so the neighborhood is pretty scummy. Some of that scum resides in the building.
Good stuff:
The building has some 1928 charm and is a 20 minute walk from work. My apartment was remodeled before I moved in, except for the bathroom. The common areas--except the elevator--look great.
Bad:
The neighborhood (see above) reeks of urine and somewhat dangerous (based on some incidents that have affected me).
The occasional pothead or smoker lets his fumes pollute the common areas.
The heat is noisy, unregulatable, and is scheduled to switch off during the hours that anyone would need it.
When the trash chute is jammed, my pig neighbors leave filth on the landings.
The rent is a little high.
The elevator is a piece of #$%&. Don't believe 'em if they hint that it will be improved.
My bathroom is 77 years old; the fixtures are great, but it looks like hell.

Employees are madmen & unresponsive. The manager has not sent out any bizarre notes in a while, but two years ago they wanted all 50 tenants to go to their office during work hours to collect new building keys rather than to have the *onsite* manager issue them.
