The property owner lives in Nevada City, and owns most of the real estate on the north side of Hayes $treet between Laguna and Octavia, plus several other buildings within the neighborhood. It is my understanding that he has not visited his properties since the late 80's. The properties have been managed by four separate companies in the past ten years, the current property manager is courteous and reasonable IF you can contact him (We have spoke over the phone, but I have never seen him in person). Ask for his personal cell phone number prior to signing a lease. The number of rental units total /-100, not including the associated ground floor $hops, which he also manages. The overall situation in my building has degraded in the past two years and include thefts, unanswered emergency maintenance calls (one caused flooding), a sub-tenant with an aggressive dog and outstanding warrant, and a police raid (of a different tenant). The head maintenance person acts as manager. I believe he tries his best, but is under-qualified and over-extended. Repair requests are either ignored or forgotten. If repairs are done, its been my experience that workmanship is poor and repairs are completed s l o w y. Do your own repairs or hire someone yourself.
