Lived in #48 for two years. Building was a bit dowager, but well maintained. Could be a spectacular building if someone dropped a few mil, but couldn't all buildings' For the most part, it was a very comfortable existence, and I truly regret having to leave. Management could be strict at times, (stopping people from having out of control parties), but that kept things nice and respectful. It is the kind of place where you don't have to worry too much of someone stealing your mail, newspaper, or packages delivered and left in the mailroom, or taking your laundry (great washroom). Most apartments are spacious, and there are a few rooms with bathroom and no kitchen. Apartments in the back and Washington side mostly have a Golden Gate view; the 6th floor might also have a view of City Hall and the Bay. Steam heat keeps it warm in the winter, and if you're lucky enough to have windows on three sides, resonably cool during hot weather(rare in San Francisco). Fairly large elevators make move-in pretty easy, and trash chutes make life simple. The general neighborhood is safe. Drawbacks' Parking, unless you rent a space, is bad. The showers can also scald when someone in another apartment flushes. Tony the manager is great, as well as Lee his assistant.
