We booked this apartment sight unseen before we moved to SF from England. We had already paid a $300 non-refundable deposit before we realized it was in the Tenderloin. We panicked and asked for our deposit back and they were happy to give it to us.
In the end, we changed our mind and decided to give the TL a try. We are really happy we did. The place is small, but for $1400 a month all inclusive (all utilities, completely furnished, phone, internet, basic cable, TV, DVD player, etc) you really can't complain.
We were very pleasantly surprised by our apartment. Everything here is clean and the furniture is actually nicer than anything I've owned. The manager lady is slow to get back to you if you need something, but she always does in the end and she is very nice.
If the place were a bit bigger we would be staying here for good. The area really isn't that bad. If you're that put off by homeless people it's easy to go up the hill and make a detour around the areas where they like to congregate.
My only complaint is street noise. The street sweepers come about 3 times a night and the windows aren't particularly insulating.
