Location:
Fantastic location, really can't be beat. Very close to Union Square, Metreon, BART, MUNI, Moscone Center, etc. No grocery stores around for the longest time, but they've finally opened up a Whole Foods market at 4th & Harrison (15 min. walk away).
Noise/Surroundings:
You definitely hear everything that is going on outside. I've learned to live with the fire trucks and construction noises (and other random noises). Walls are thin and you hear and smell everything that is happening on your floor, the floor below, and the floor above. Hope you love your neighbors...
Interior Quality:
The quality is not quite what I'd call "luxurious". At first glance, everything seems to be there: wood floors, granite kitchen countertops, new appliances, washer/dryer combo, etc. But then you realize that the wood floors are pretty cheap and ugly, the cabinets are all very cheap in material and quality, the appliances don't work nearly as well as they should, and there are certain things missing (like A/C). Plus the walls will start peeling within a month or two.
Parking:
In a nutshell, don't park here. They only offer valet parking for $300. Since I refuse to use valet parking (don't like to hand over the keys to my manual-transmission sportier car to a stranger), it wasn't an option for me. I park at the SFMoma garage instead for $250/mo. This is the same garage that the W hotel uses for their valet parking.
Price/Leasing Agents:
This place ain't cheap. I live in a studio that's about 900 sq ft, no view, for $1895. When I tried to extend for 2 months, I was informed that the apartment was already rented out and that I'd have to move to another apartment that started at $2200/mo. Plus, I'd have to sign a 3 month contract. The agents can definitely be slimy and strange, so watch your back.
Other Amenities:
The gym is decent for an apartment gym. If you like cardio, then you should be pretty happy since they have TV's mounted on the walls. If you're like me, however, and shun cardio for free weights, you'll be pretty disappointed. They gym only has dumbbells and they stop at 50 lbs. You're better off going to one of the gyms in the neighborhood, such as 24 hr fitness on 2nd & Folsom or Club One at 3rd & Folsom.
The maid service is a joke. $90 to clean your apartment and they don't even clean under the bed.
Haven't tried the laundry service, so I can't comment. But since it's at the Paramount, it's probably really expensive.
Cable is through RCN, which charges you about $130/mo for a cable, internet, and local telephone package. Again, the common theme here is that everything is expensive.
