This is an email sent out by Rincon management today. The insulting tone is a good example of how you will be treated after you sign a lease here.
Not everyone on the management team is obnoxious. In fact, ------(sp') is cordial and professional. However, the person you end up dealing with is ---- and, based on my experience of her attitude, my guess is that she wrote this particular letter.
Of course it's reasonable to ask for timely payments, but there is a professional way to make such a request and an unprofessional way. You can judge for yourself:
Dear Resident(s):
As a reminder, the Residential Lease Agreement states rental payments are due by the 1st of each month and considered delinquent the next day. Late fees will be charged if not received by the fifth of the month.
Payment should be made payable to Rincon Residential Towers, LLC. and sent to the lockbox address below:

Rincon Towers would like to go forward with a number of building improvements and renovations; however, we are unable to do so if internal revenue is continuously tied up due to your incorrectly written checks.
We feel that we have given you ample notifications and assistance on how your payments should be made, where they should be mailed and to whom they should be written (it is again provided above for your convenience). Therefore, if your payments are returned for any reason effective October 1st 2009 a $75.00 late fee will be assessed to your account.
It truly is your responsibility to make sure that the payment you submit to pay merchants for services rendered from your checking account is presented in such a way that it is considered payable by your banking institution. Otherwise, it is no different than not having verifiable funds in your account since we are unable to process your payment. Due to this, your rent is not received on time which, is a violation of your lease and causes much more administrative efforts to be used on several staffing levels. The fee will be collected per your lease and to off set the internal cost of those spent efforts.
Please make sure you are checking the following items before putting your check in the mail:
Pay to the order of: Rincon Residential (NOT BANK OF AMERICA ) is clearly stated in the pay to area.
The written out amount matches the numerical amount.
(ex. A check in the amount of $1500 should say One Thousand Five Hundred Dollars and 00/100) NOT One hundred five or One thousand fifty or any variation thereof).

The only other item you should be aware of is that this building has excellent horizontal noise insulation. However, the vertical noise insulation is horrible and you will hear your upstairs neighbors when they are walking around.
