There are a some pros and cons about this apartment complex. A lot of problems are not really caused by the apartment complex itself. The security problem is very common in a city. Noise issues almost happen to every apartment complex because normally they were built at very low cost. Of course, the fact that a lot of students live here may increase the noise a little bit. SFSU does have a number you can call so that some community associate can come over to deal with the noise issue if it is unbearable. The bottom line is: if you want to live in san francisco and you do not want to spend $$$$$ on a high end apartment, university north park is above average.
During my stay, the rent was reasonable. After my lease expired, they let me do month-by-month. They only inceased my rent by $20 during the crazy rent increase frenzy all around bay area starting from last half of the year (The average 1 br in bay area increased by $300 per month).
After I vacated my apartment, I did a good cleaning (not the super-careful-break-your-back type), just vacuumed the floor, cleaned the counters, bath tubs and other surfaces. I normall keep my apartment in a clean condition so that I did not really spend a lot of time on this finally cleaning. I expected they would deduct $200-$300 because normally aparment managers want to hire a profgessional service to clean it up, which I normally do not complain. Actually, UNP did not deduct anything, they refunded all the security deposit back to me, which is beyond my expectation and I was very surprised. I can not really say that the managers are top-notch because I seldom interacted with them except for paying rent and submitting maintenance requests. But at least I know they are definitely not blood suckers who want to keep as much as your deposit.
