Incrementally Worse Everyday for the Past 10 Years

I am updating this review Dec. 14, 2007.

I have lived at Park Merced (now Villas Parkmerced) now since 1990. The only things keeping us here are (1) the convenient location (close to shops, freeway, parks); and (2) rent control---although even rent control is in jeopardy because the management insists on using every legal hook and crook to wheedle so-called "capital improvement pass-throughs" for items most landlords would consider routine maintenance---such as fixing the roof, believe it or not.

Security is becoming even worse, and the latest in-house "Courtesy Patrol" is composed of absolute blithering idiots---Contrastingly, the level of security when i first moved in here under ownership of the infamous Leona Helmsley was impeccable. Car break-ins have increased in frequency. And we just had our apartment broken into over the 2007 Thanksgiving Holidays. During the period 2000 to 2004, my car was broken into three times, and otherwise vandalized another two times (tires slashed, plus entire side of car was keyed). Neighbors have also experienced the same plight. Now it has been two years since the last incident, so the Courtesy patrol must be doing something right.

As far as getting anything done and communicating with anyone involved with administration or management---forget it. This is the biggest joke of all. The entire complex of 7500 lessees (probably 10,000 occupants including kids & significant others) now gets to deal with a single INTERN sitting at a desk, in the basement of the main office, that tenants must access though a back door. Completely demeaning and worthless service. To add insult to injury is some 18 year old kid intern that knows nothing whatsoever, and is powerless to perform any duties. He is basically just a warm body that provides a neat insulation between tenants and management.

Oh yes, and because the management is even more hard-up for tenants these days, they began to allow lots of dogs, with still more added noise and plenty of dog poop everywhere. Love dogs, but not in a city apartment community.

And, they will rent to ANYBODY, including shoving 4 loud noisy students into one 800 sq. ft. 2 bedroom apartment with all their friends over for loud noisy parties nearly every night. And that's just next door. Park Merced has installed students all over the complex so it resembles student housing more all the time. Beer cans, broken glass bottles, basically crap all over the place.

Planned maintenance means you get three days to move all your furiture so they can remove the asbestos insulation that has been here for 50 years. Yes, we have probably been breathing it. Thanks Park Merced.
