My family and I have lived here, in one of the towers, for almost nine years. Here's what we've learned:

1-The service department responds quickly to service requests. We've never had an issue with them;

2-The apartment itself is large, much larger than most in the City and is pretty well put together. I know the garden apartments have a lot of issues, especially with mold, but we've never had any of the same trouble in our tower apartment;

3-The grounds are nice. Our two kids, who are teens now, have grown up here. This place could be a really great place for families (more on that later);

4-Management can be a pain to deal with sometimes. You do have to be persistant, but once you have their attention, they take of your issue. I have noted that a lot of people complain about their rent payments being mis-applied. I do on-line banking and send my check to the main New York office. We've never had a problem; and,

5-The biggest drawback to living here is the really bad behaviour by the college students who live here and the ones who live in the dorms to come here to party. Their behaviour (drunkenly vomiting out of the windows, pissing out of windows and off the fire escapes, purposing making as much noise as they can as they pass through during the night, throwing everything from beer bottes to pieces of furniture out of windows and off of the roofs, both males and females stopping to take a piss in the bushes as they pass through after a night of partying, etc.)is disruptive and disgusting and not very conducive to raising a family. Having said all that, HOWEVER, management has been working very hard to deal with the problem and have started taking a hard line with problem tenants. They now have policies in place to deal with this problem and it is working. This school year is light years different from last year.

Overall, I would recommend this place to people. It is trending in the right direction and my family and I plan to stay on here.

This person also has no idea of what the ongoing work is doing THE SFSU rowdy student issue is only getting worse each year maintenance has been deferred for a long time and those improvements are due to years of neglect by the management

Don??????t trust this review, it is not from real tenant. Noise come not only from drank tenants but from false fire alarm weekly at 3 AM or like this time. You need clean-up kids?????? closing from dog??????s ---- if they play outside and so on??????

Sorry, but I AM a real tenant and have lived here since March of 2000. Saying that I'm not a real tenant just because you don't agree with me is beyond childish. This place does have some problems, but I would still recommend it!

man you all pretty much suck when writing about parkmerced. If you want to talk truth then state the facts people. This place has just gone DOWN HILL. I have lived here far more than any of you and this place is just the shits now. Living here for 20 years and i have never had any real problems before. Now they allow dogs and of cours they have to be walked and of course the owners dont want to bend down and pick up the little gifts (which, if i may add, is law that you need to pick it up!!!!!!!). we have college students that never sleep, slamming there doors, playing loud music, fire alarms going off in the early mornings (which the alarms are now louder than ever since the so-called upgrads), they are very rude, fire escape doors are left open so their "groupies" can come in and go as they please (i have already seen homeless people coming in through these doors and wondering around into the basement and it could be dangerous), they use the fire escape stairs as restrooms (which is gross), and of course security now is just a pain in the ass. you call and complain about the students and they just come over and join the students and have fun. Security is always in their little "rent a cop" cars on their cell phones or their ipods. This place is just a mess now. i would not ask anyone to live here until parkmerced is able to get their stuff together and either kick out the college students or keep them in check
