Great Location

My husband and I have lived here for a year and have been overall mostly happy with the experience. We love the location, close to Lake Merced, the ocean, grocery stores, the mall, M Line close, and easy freeway access. We love being surrounded by grass and trees. It's a nice safe, quiet, affordable area especially for being a San Francisco address. Parking is free with our townhome and street parking for our other car is always easy. The office staff is always nice and helpful. Maintenance is always prompt and courteous. Our only complaint is that it is old, but they are doing some nice upgrades to the property.

THIS PERSON HAS NO IDEA WHAT HER PASS-THROUGH AMOUNT WILL BE (new tenants have noted after 8 months or so receiving "pass-through" amounts of over $300 increase on rent due to current construction and rennovations.

Agree with the review. Management is fine. The issue is the students. The students will return in a couple weeks. Loud parties. Broken glass, etc. If management can control the students, it is a nice place to live. No issue with the pass-through. More than willing to pay more for better services and facilities. Just control the students. Enforce the existing lease rules. Do not allow the students to sublet and pack 4-5 students per 2-bedroom townhouse.
