nice grounds, half-good buildings, inconsistent service

My review came out sounding fairly negative, but I actually do like living here -- the grounds are nice, the townhomes have a lot of character, the neighbors are pretty friendly, and it's convenient to SFSU. It just has some problems (see below), and they make it pretty expensive for what you get.
The grounds are beautiful, more like a park than an apartment complex. It's very close to SFSU, Lake Merced and Fort Funston. I never use the on-site stores (groceries, movies); the grocery store is expensive and has crappy stuff. There is now a farmer's market on Saturdays, though, which is really great!! However, there is no nearby (walkable) city neighborhood for coffee, restaurants, etc. The mall is close, Westlake and Ingleside are manageable -- but it feels like living in a suburb.
I moved here a year ago, and will be moving out shortly, because I can't afford to stay here. There is mold growing within the walls of my apartment; they sent someone very quickly to clean up the wall surfaces, and the people they sent were GREAT -- quick, efficient, friendly, and they cleaned up completely as they left. However, it was clear that the only way to deal with the mold is to knock out the walls and rebuild, and you know they're not gonna do THAT anytime soon. I guess I could try legal remedies, but I don't have the time. So I have a dehumidifier and an air purifier and I survive.
One time when I called the "courtesy patrol," the person who answered was clearly asleep and I might as well have called a complete stranger for all the help she offered or provided (and yes, she did say "Courtesy Patrol" when she answered, so it wasn't a wrong number). In general, asking the staff at resident relations any question other than "who should I write the check to" results in them disappearing for a long time, then coming back and saying they don't really know.
A parking space comes with lots of the apartments, and that's cool. My car did get broken into twice during a rash of burglaries this spring, but it hasn't happened since they caught the guy (a long-ago ParkMerced resident). Most residents are friendly. A lot of students live here, so you have to deal with the parties -- drunks, noise, trash around the towers and on the grounds, and car tracks in the grass, sometimes breaking the sprinkler heads and leading to the creation of huge swamps.
