ParkMerced: Coeds, Newlyweds, Nearly Dead

My first week living at Parkmerced I ran into someone in the laundry room who stated: "Parkmerced, home of the Co-ed, the newly-wed and the nearly-dead." I didn't get it at the time but it made more and more sense throughout my one-year stay. "Co-eds" like it because of the convenience and dorm-style feel. For the "newly-wed" it's got a homey look and yes it does have some community yards and parks. For the "nearly-dead" I apologize for the term (I didn't make it up) and apologize even more for the fact that you are stuck here under rent control because you can't afford anywhere else!

My girlfriend was accepted to SFSU and during her orientation I had the task of finding a place to live. Parkmerced is VERY convenient for students since it shares access streets with SFSU. Knowing my girlfriend's tendancy to keep hitting the snooze button, Parkmerced's location did help to get that diploma in her hand!!

Now, THE BAD STUFF. There is probably a limit to the length of this so I probably won't be able to get in all of the details.

- Parking is horrible because all of the cheap and lazy college commuters park in front of your house instead of the parking garages. I did live a block away from the school so I suppose that this gets better as you get further away!

- Your college neighbors will use the community area to party until the morning... the security will show up and party along with them!!! (Not everytime but I did actually see the "Courtesy Patrol" guy take a hit off of a joint during one of his courtesy visits to a loud party).

- Leaks everywhere!! Their solution: Put another layer of paint (lead-based no doubt) over it.

- Mildew and my own Lake Merced in my closet!!! I don't care how much you air out your house.... I had tons of stuff ruined because my closets were Super-Mildew-Generators.... My entry closet could not be used because it would pool with water after a rain (or sprinklering). The solution after 3 complaints.... They came in, bleached the whole thing, and put on another layer of paint. I was stupid and actually used the closet after it dryed. Next rain, everything soaked again!!!

- MOLD MOLD MOLD!!! As the months of my stay progressed I started to notice the freshly painted white walls turning darker. Not on top of the paint, but from below. It seems that painting over mold doesn't kill it Mr. Park Merced Maintenance Guy. BEWARE!!

- Laundry machines constantly breaking down... Running late for work and go to find your $2 drying session only tossed around wet clothes with no heat for an hour.

- Because your neighbor has been there since 1960 and is paying $900 for his 2 bedroom.... you get to pay $1900 for your 1 bedroom to make up for it!

- Oh... I also got an eviction notice 7 months in to my lease because I supposedly hadn't paid my move-in security deposit'''' (of course I did or would you have let me move in!'!') I provided them with proof, which was apparently lost by the kid in the office because I was asked for proof of payment a second time. Then I got another threat of eviction a month later because of an outstanding payment showing. The outstanding payment was a $50 late fee for that missing security deposit!!!!

Any place that raffles trips and EVEN CARS to get you to move in.... probably has a good reason for the vacancies. With 3300 mismanaged, rotting units, Parkmerced is not your best bet. DON'T BE FOOLED BY THE FRESH LAYER OF PAINT!!!

Here here! My husband and I had almost the exact same one year experience. Worst place we ever lived in!

An honest review and all true!! The sales personnel received nice new cars and they dress up in suits or similar fancy garb. The rental office was redone. So for those who moved in a few years ago we receive pass-throughs for "property improvement" but are not allowed free access to the gym and TV/movie area. Note that this management has found a legal way to increase rents above the allowable rent board amounts, so you could easily receive a $100 increase in rent forever (when they minimize repairs and maintenance it's easy to wait 5 years then inmprove the property you neglected!!!!). There are far better deals in this city these days, so don't be fooled by good salesmanship!
