I have no idea what these folks are talking about, but it seems to me that everyone has too much time on their hands. I guess I am included in that group, however, I am on vacation and getting bored enough to play on the internet for a few days. I have been here two years now and have seen this place transform before my eyes. They have painted most of this place, and this place is huge. I live in one of the garden apartments and love the new colors. Before, this was rather ugly with pink paint that someone must have had a sale on becuase nobody else would have ever bought it. Anyways, I actually moved from the first apartment I had to one of their renovated ones. What a diference! I love the hardwood floors, but they refinished the one in the place I moved to and it is really cool. My friends love it when they come over to party. I have granite counters, new cabinets. You should have seen the old ones. They were really retro as they were metal cabinets. Cool, but I like the new ones better. And, I have very cool tile in the kitchen and bathrooms and much better sinks. I am paying more for this apartment than the one I first got into, but what is great is that San Francisco has rent control! Go figure! Now, my rent will only go up about 2% a year. When I went to look at some of the places in the downtown areas and the Marina which were new, I found out that they are not rent controlled and they can raise the rent hundereds of dollars when your lease is up. In fact, a buddy of mine had that happen to him. My apartment is bigger and frankly, looks much better, and my rent went up only about $50 a month. My friend's rent went up about $225. Sucker!

Well, I have to go for now, but I can tell you first hand that these apartments are very cool. The people in the mainteance group seem nice and I see people out there all over constantly working on things. The office people seem nice and I have checked out some DVD's from the concierge for free. It's great. I can walk there!

For my money, this is a great deal and my rent is virtually locked in for a good price. I would seriously check it out and you will see for yourslef when you shop around that this is the best apartment around and feels like home!

What did you pay at your unrenovated place vs. the new one? Are you in a townhome? # Beds / Bath?

Management should stop writing in. And next time, before management and it's cronies start writing in, get the facts right. The entire city of San Francisco has rent control. Just because you live "in downtown areas and the Marina" does not exclude you from rent control because, the last time I checked, those areas are IN SAN FRANCISCO. This person also forgot to mention that the DVDs from the concierge are NOT free. Seriously, this website has got to find a better way to screen who is posting reviews. If you read most of ParkMerced's positive reviews, it is extremely obvious it is their own people writing them.

You have no idea what these folks are talking about because you don't bother to read or you did, but just like the rest of you who work there, are not bright enough to understand. I like the blog the poster wrote yesterday. It has events and dates. It even has pictures. How much more proof do you need to get an idea what these folks are talking about.... DUH!

When I first move here over a year and a half the one-bedrooms were $1475 now on the tenth of april thier $1800. The two-bedrooms were $1800 and now thier over two grand. I still have the paperwork to prove it!!!! This place I consider home for the time but not somewhere you want to settle in. I live in the townhomes and hear three different neighbors depending on what part of the apt i'm in. Trust me at 3:00am in the morning, they party! I call as much as I can but don't know if anything gets done cause the noise just continues. I blame the staff and management only because they fail to do anything about it. Students will continue to party until mommy tells them to be quiet.

Either this person works for the owners or he hasn't been assessed a passthrough yet. I can't wait until he opens that notice from the Rent Board to say his rent is increasing over - in addition to - the allowable annual increase!! (this writer wrote "my rent is virtually locked in for a good price"). I wonder what "virtually locked in" means, anyway! And isn't interesting that this man moved from one unit to a renovated unit! I wonder how much his move cost - he didn't share that - and how much his rent increased to move out of a unit obviously not meeting his standards. This person was not honest about the reasons he moved - was it the noise, the repairs not done? Or does he have a high paying job that allows him to just pay more for rent because he likes the new paint (he would have to pay for a paint job in the unit he left so he moved to another unit???)
