They keep rents up illegally

Please do not be fooled by the salespeople who show you open units in newly painted buildings.

YOU will be paying for any new paint, furniture, roofing, and anything this management does instead of fixing things. The Rent Board is allowing them to do minimal maintenance and then repairs are called property improvements. Property improvements are a way for owners to increase rent above the allowable annual rent control rules.

Ask them how often they have assessed extra fees onto tenants and check with the rent board. Some people have had their rent increased over $200 because of roof repairs and replacing piping. And you will see that more plants are around the rental building than other places, and you pay the maintenance for ALL of the property.

Parking wait until students are back and you can t even find a spot within 2 blocks of your apartment. And if you rent a spot there is still plenty of vandalism.

We know that there are homeless people living on the property. There are gangs too. There have been several murders and gang attacks on the property over the years. Please check the police statistics. Unfortunately the property management does not report all the vandalism and other illegal activities on the property so they hide the increasing crime.

They don t maintain laundry rooms, trash areas, sidewalks with dog poop, elevators, high rise lobbies that serve as meeting rooms for students. When damage is done to the inside of the buildings it can take several YEARS for there to be repairs they do passthroughs and do property improvements so that you are paying for the increasing vandalism.

The location is convenient and the rooms are large. But they paint over mold, allow dogs to bark and multiple students to live in units. People complain about barking dogs but if a company employee comes out and the dog is not barking the one time they check on your complaint nothing will happen. So if you are a student this is a great college dorm - you can party to your heats content. And there are sorority & frat houses on the property - nice and close to college to allow for partying. You can beep your horns and park illegally, especially on weekends when there is little monitoring.

If you like being awake late at night this is a great place for late night to early morning fun! If you have to wake up early to work, I hope you have lots of ear plugs!


You always know which units are vacant because the flyers and junk mail are left by management. They are slow to replace or repair burned out lights and broken doors. If the door entry is broken and you do not have a cell phone you can wait hours to get into a high rise building.

I have friends in nearby units who have far better property managers. I suggest you keep looking unless you are a student without a car who wants to be close to class and free to be a student. It really is a great place for a student if you can afford this dormitory setting.

This person is SPOT ON!!! I think the people who live or used to live here should all be honest about their experiences here. I think that management and their employees should quit posting their positive reviews here and start seriously working on improving the place. I lived here between 2006 and this year. The apartment above me during these 18 or so months had 3 different sets of tenants. If this place is that wonderful as some of the reviews have stated, then why is there such a high turnover?? I posted a review 3 or 4 postings prior. In case you didn't get to read it, I created a blog re-living my experiences at ParkMerced. It was just simply terrible and they lost several thousand dollars worth of my personal stuff. http://livinginparkmerced.blogspot.com/ I'm a real life person with dates and pictures to support my claims while living here. I think you just don't like living in apartments in general. This is a large place and lots of people live here. Yes, it is next to the university, but come on. Students are a part of life and maybe you did not go to college or maybe you were born with a silver spoon in your mouth and did not have to house yourself in an apartment, but they are not so bad. Many of them are responsible and some are not. This is just like anywhere else you can rent. I went to one of the resident meetings and the owners were asked point blank about passing on these upgrades to the resident and they vowed they would not. So far, they seem to be good on their word. Hey, we are in rent control and San Francisco makes is almost impossible to raise rents or get other expenses added to the rent so that is not likley. I know the company that owned this before now and they did all that they could to pass on the expenses and go some passed, but they changed the law and now, the will not allow it but once every 5 years or so and then they limit what can be passed on so it is not likely. If you have a blog about Parkmerced, you obviously have way too much time on your hands.
