You should know just by looking around the neighborhood that it's kinda...uh...generic. That said we enjoy our little townhouse and its outside space. We have lived in "cool" victorian slum houses with no heat, parking, dishwashers, hiding pets etc etc and are sick of it. Moving to parkmerced was great for us at this time in life, however I don't think I could have stood the mellowness of the neighborhood in my earlier days. I digress. We are on the other side of the complex from the college so we don't get a lot of university traffic or noise. I have left my keys in my front door several times and have had the neighborhood security ring my bell to let me know, which would have been a crackhead robbing me blind anywhere else in the city. Pets are allowed which is hard to find these days and we didn't have to provide spotless credit history to get a place.
Good: off-street parking, trash service, some "nature", pets allowed, quiet neighborhood, nicely kept grounds, close to public transportation, very close nice laundry faciities
Bad: Thin ceilings (strangely, the walls are THICK), you pay ALL utilities, generic neighborhood, kind of in the boondocks
All in all a decent place to live. I think the current management company is trying really hard to improve Park Merced. I would suggest it for couples, Mission/Lower Haight refugees, students, old people, or anyone with a pet who needs to go outside and not pee on the sidewalk/in the gutter.

I've have been here for almost two years and first lived in the townhomes and now the towers, is it a great place to live??? In my honest opionion it could be. First they are trying to fix everything they can so money is going into the units and I do understand that sometimes they can be overwelming with maintenance calls but overall the worst things are the kids (college) and the parking. I do understand if you live further from campus you have better parking but after 9pm you will usually park a few blocks from your unit. Most kids are quite friendly and have no problems but the parties are everywhere on the weekends. Last week had a total of eleven SFPD squad cars at the end of Serrano. If Park Merced really wanted to clean up they would hit hard on these kinds of students. They don't realize these students need these apartments just as much as they need them. Put money into another parking garage, these two and as much as I hate this place, I would be sold

DO NOT MOVE HERE - It is an absolute nightmare
We are looking to buy a condo and that is the only reason we have not found another rental apartment and moved out yet-
the noise level is outrageous - the students behave like animals, throwing things from the fire escape, making loud noise at all hours of the day and night, - there is trash all over the place that doesn't get cleaned up in a timely manor.
As a couple we rent a two bedroomed apartment, but the management company seems to have no problem renting out these two bedroom places to between 6 and 8 students in one apartment - these students seem to have no idea how to behave like responsible people and trash the place constantly.
Our lobby and elevators were recently renovated, however we have already had numerous incidents of the elevators being defaced and the whole experience of living here is terrible.

I never knew that not absolutely hating where I live would incite such anger! Truthfully I have had very little problems like the ones described in the above reviews, however I would suggest that thoroghly checking out where you are moving to (ie location location location) might be a good idea, as it seems that people moved
1. into the towers, after they already realized that they "hate this place"
2. into the towers, which are obviously filled with students
We would not have moved here had we not gotten the place we got. I needed outside space, a pet friendly unit, and I did not want to be anywhere near the university. I got outside space, a pet friendly unit, and I am on the other side of the complex from the university. I let the "leasing agent" know about these requirements. ParkMerced is obviously a corporate housing company, and they are going to try to make money off you. If you don't realize that, you have problems. Nobody forced you to sign that lease. You could easily have asked to see other units, or better yet have gone elsewhere. The ParkMerced Towers are quite obviously overrun with students, something that should be quite obvious given the close proximity of the university. And when was the last time you saw college students acting "like responsible people" as a group? I LIKE my home. The reviewers above might have had a better experience had they thought about what they needed in a home, and asked for it.

Don??????t trust this review, it is not from real tenant. Noise come not only from drank tenants but from false fire alarm weekly at 3 AM or like this time. You need clean-up kids?????? closing from dog??????s ---- if they play outside and so on??????
Parkmerced penalized me 3 times for late payment that was incorrect! I used Online payment and Parkmerced give up to argue with bank. It takes my time to deal with PM.
Look on previous comment from management : how many they use ??????obvious?????? in they statement and make a conclusion!
