First of all, I just have to come right out and say that the 1.0 review ("Drug dealers, prostitutes, etc.) is 100% TOTAL B.S. Whoever wrote that obviously had an axe to grind, and felt that doing so on this forum would be the appropriate place to do so. It is entirely untrue. What this place looks like when the sun is up is *exactly* what it will look like when the sun goes down. I go on walks at night all the time, and I've NEVER seen anyone being arrested, I've NEVER seen a prostitute (not even IN San Jose have I seen one), I've NEVER seen a drug deal "going down." All I see are the residents out on their patios BBQing, people walking their dogs, people enjoying a coffee outside Starbuks, etc. The Alameda is a WONDERFUL street - many restaurants, shops, etc. right at your doorstep. Please read on...
I moved here last summer (June 2004) from Arizona. This place looked the nicest from their website compared to others', and it is just as nice in the flesh! The landscaping is absolutely gorgeous when the flowers are all in bloom. You forget you're in an apartment complex...
The management problems mentioned in some other less-favorable reviews have been remedied. There is a new manager, and she is top-notch - afterall, that's why they brought her in! Although the staff is sometimes difficult to reach on the phone, I'm not too lazy to WALK my butt up to the office if I have a question/concern.
There are monthly "activities" sponsored by the leasing office at no cost to residents. In March, we had wine and cheese by the pool with a live jazz band, and April was beer and fries (sponsored by Gordon Biersch Brewery) night. Awesome!
As for the noise problems that others seem to have had, I can't say that I've experienced it. San Jose *is* somewhat of a college town, though. There's SJSU in downtown, and Santa Clara Univ. down the street from Avalon. You're going to get a few students living here - that's a fact of life. I live in an end-unit, though, and know all of my neighbors (from college students to literally senior citizens), and everybody here is really great.
The maintenance guys are very polite, and are extremely hard workers. Parking is fair if you have 2 cars - 1 assigned space in the parking garage, and the other car has to use an unassigned spot. This has never been a problem for my wife and I. I see some people with 3-4 cars, jetskis, trailers, etc. In my opinion, if you live in an apt. complex and have all that "stuff", you have no right to complain - it's your choice to have it.
