Mediocre Experience

I will soon be moving out of this apartment complex. Not necessarily because I really dislike the place, but they're increasing my rent from 1475 a month to 1590. If the increase was more reasonable I'd probably stick around.

The worst thing about these apartments has been the service & maintenance. In general it takes a lot of harassing of the leasing staff to get them to fix stuff in a timely manner. Don't believe the "guaranteed" 24 hour turnaround. The leasing staff also has a tendency to screw up rent collection. On one occasion they auto-debited my checking account 4 days early causing a multitude of overdrafts on my account. In another case they accidentally shredded my roommate's check. You shouldn't have to get pissy with them to get proper service, but unfortunately that seems to be the case at Avalon Rosewalk.

Parking is less than desireable. You'll get one reserved parking spot. If you want another spot, you'll have to pay $25 a month for a parking permit and park in one of the unreserved, but permit-only parking spots. If you have guests over to your apartment on a regular basis, you might want to rethink Avalon Rosewalk because all the unreserved parking spots in the complex becoming permit-only parking after 6PM. Unless you want to pay $25 every month to have a parking spot available for guests, your guests will have to park on the street (which does have the occasional breakin).

Otherwise the neighbors have always been respectful and pretty quiet. The apartments are in pretty decent shape. The carpets are getting a little old. I don't think they've been replaced since the complex was built in like 1998. Some of the kitchen cabinets are getting slightly worn. The wear and tear is all to be expected for 8 year old apartments though.

Everyone considering renting here should be aware of the following. When I checked out the apartments, the would only show me a model. They wouldn't show me the apartment I was renting because there were people still in it and they fed me some B.S. about it being a liability issue. Well never sign a lease and give a deposit without being able to see the apartment you're signing for. I was a little disappointed when checking out the wear and tear. Nothing horrible, but I would have liked to known about it before signing.

I wouldn't recommend Avalon Rosewalk to a friend, but I wouldn't spend much time talking anybody out of it. It could be better, but its not like it was a horrible experience either.
