When I saw the rating for Avalon Cahill park here, I about fell off my chair. I dont know if staff aggressively encourages people to promote them or- possibly if they write the surveys themselves.
While the location, community grounds and amenities are very beautiful, it is the staff (primarily the manager herself) who makes the experience of living at Avalon Cahill park an experience you wont soon forget. I dont mean that in a good way for sure!
The buzz among the residents is of a totalitarian style management that cares for nothing more than the bottom line. As long as you take absolutely NO issue with the communities often Ill conceived and poorly thought out policies- your fine. If you desire to live in Pleasantville. Then maybe this is the perfect place for you! However, be warned- to take issue with managements policies or practices can get you black listed or even worse! In the words of one current staff member I have seen at least 2 people evicted because the manager just didnt like them
Maintenance can be of issue as well, after having lived there for over 8 months, there were still items from the move in report that had not been taken care of despite repeated requests. This however is not the fault of the maintenance crew however. They just dont always seem to communicate e well with the management. They are not alone in that area. I have heard staff at other Avalon communities openly report that they have had residence transfer to their communities because of the attitude of management. And, the staffs at other Avalon have as well stated, the just dont care for the manager there either.
While at other Avalon communities, they have news letters that ask residents for constant input and off to flex policy depending on the will of the community to at least an extent that they can, Avalon Cahill has a news letter full of what you cant do, what you shouldnt do, and what someone did wrong last.
Parking is a mega issue for any guests you might like to entertain at Avalon Cahill. As well- forget parking on the public street on either side of that Avalon unless you pay a 30 dollar permit fee. If you dont pay. Youll get a 50 dollar parking ticket for parking in front of your own door. I should note that while permits are required for street parking in much of that neighborhood, the permits for people just across from Avalon are free and include a guest permit in addition also for free.
Finally- once you do ink a deal with Avalon, youll find its easier to get out of a deal you made for your soul with Satan, then it is to break an Avalon lease for any reason. Death in the family. Forget it. Lost your job. Forget it. Even if you do pay them what they want for then entire lease period, according to Avalon policy, if you dont give them 60 days notice before your lease ends. Youll be liable for at least one month at their so-called market rate. As well, if you decide to stay and sign another lease, your rent goes UP while if you leave a new resident who takes your same apt will in real terms most likely be paying LESS than you signed your original lease for!

i hardly think the manager evicted anyone because she didn'tlike them. that's illegal, idiot. if someone really thinks that it should be brought up with housing athorities and not left on some rant website. dumb-ass!

I love the comment about "buzz" from the residents. I haven't talked to one person who has anyhting but great things to say about this place.
