My honest evaluation..

I lived at Avalon at Foxchase for about 3-4 years, mainly as a college student. I've lived in both a 2 bedroom on the main side, and then a 1 bedroom on the other side towards the freeway. The first side where the office is is a little more crowded and was louder. We were on the 2nd floor, with very loud neighbors above us. Parking was never really an issue here. I switched to a 1 bedroom because my roommate bailed and I wasn't in the mood to have new roomies again. The staff messed up on the deposit and sent it to her instead of me, after I already paid her what was due to her. Luckily we are still friends so she did pay me what we owed.. but fact is she signed a roommate release form and that lease ended in my name only. Bad mistake. They also incorrectly billed me for PG&E bills when we first moved in. I felt that we were kinda robbed with the deposit, but so I learned to always be present for walk thrus upon moving out! And to be detailed with the move in walk thru as well.
I liked living on the other side much better. Yes there was more freeway noise but it blocked out other neighborly sounds. The parking was much more abundant on that side and I could park right in front of my unit. It just felt more private. I got lucky on move out and the maintenance guy fought for me to have my carpet claimed as really old so I wouldn't be responsible for new carpet. I got almost all of my deposit back the second time.
Overall, living here is good for a college student. I wouldn't desire raising kids here, but it is suitable as a temporary situation. The price was unbeatable compared to other complexes with inside laundry. The washer and dryer was very small but at least it had one.
Leasing office staff came and went.. it was always a new face. I understand they do get busy, but I got frustrated when they never told me I got packages in the mail. They used to give notices in your mailbox or at your door but now claim its the mailman's responsibility. Some leasing staff need training on how to effectively speak to people in my opinion. I have always been professional with them and I expect it back. I have to give high regards to maintenance staff. I haven't called for much but when I did they were there within a reasonable time. The complex's age is starting to catch up tho. If you don't air out your apartment frequently and I mean constantly having vents on and windows open, you will have a bad mold problem. I'm sure the walls are rotted out by now and they'll soon sell the place off as a condo conversion..
Otherwise, the location in south San Jose is great. Close to freeways and shopping and colleges. The landscaping was always kept up. Unfortunately because of the trees and reservoir closeby, this place has tons of spiders and mosquitos. I never went on my patio because of this.. My advice for residents is to always voice any concerns to Avalon's corporate office as well as the Foxchase one. The response is so much better. My boyfriend's car was vandalized and with corporate's help I got the parking lot lights fixed and tree limbs cut to help see at night.. because it is very very dark!
