I do currently live at Avalon River Oaks. I will agree with others that the staff is caring and kind, that I cannot dispute. I can however say that the increase at the end of a lease or for the option to go MTM is absolutely rediculous. A $600 a month increase for MTM or a $250 increase for a new lease when they are advertising my floorplan on the website for $100 less then I pay now....WTF' Way to keep your good tenants, NOT! When I wrote to discuss this issue, they straight ignored my e-mail. I received a read receipt but no reply and consider that to be very unprofessional. Also... there are a lot of hidden fees... the hot water bill, the garbage added to rent and the insurance you must carry all increase your monthly bills by $150 .

Regarding my apartment home... it's really a piece of ---- to be quite honest. The cabinets and counters are laminate and probably 20 years old. The toilet seats were caked with urine at the bolts and never replaced after several requests. The trees outside my unit produce a ton of crap that collects by my front door and the staff NEVER makes their way up to blow or sweep it away, something they promised to do weekly... not to mention the lovely plums that bloom in summer and make a bloody mess. My garage door has broke... twice and there is never parking outside of the garage after 7:00 p.m. I can go on and on... Overall, this apartment is NOT worth the $1830 I am paying and certainly not worth the $2450 they want for MTM or even the $1980 they want for a new 9 month lease. It's really disturbing to me that they are offering the same floor plan for less than what I actually pay. I have had friends go in the office to see what the current rates are and they have been told $1790 for a 9 month lease... way to screw the tenants you already have... who pay on time, who have no issues with anybody and are probably some of the cleanest tenants in the entire complex. I am over apartment complexes and will be seeking rental from a private owner because its the same ---- everywhere you go and my ass is really soar from the raping! B

You are correct. Same case here in Archstone Santa Clara. Exactly the same experience
