1) We were shown a model apartment and we agreed to sign the lease. The actual apartment that we got is in such a bad shape. The kitchen counter has scratches all over, the over has rust on it, the AC is so noisy that we have to chose between AC or TV. When we brought these problems up to the management, they say that if it works, we won't change it.
2) You can really hear the neighbors. It is not just their TV or moaning, we can even hear them talk.
3) The fountains at the back are breeding ground for mosquitoes.

I completely agree with your #1.
I don't hear any of my neighbors through the walls, except for the kid upstairs when he runs around.
As for the fountains as breeding grounds for mosquitos, well, I talked to the management beforehand about that. They explained to me that the water is filtered and chemically treated to prevent mosquitoes. I have lived here for several years and have not been bitten by any bugs.
