The area is 'sketchy' (cars are broken into and vandalized often, even the mailboxes have been broken into... geesh), the security service is ineffective (non-existent'), walls are paper thin, building materials throughout are sub-standard, carpets are C-H-E-A-P, kitchens are small, ventilation is NON-EXISTANT, air conditioners run all day just to barely cool the place off (but run up an hefty electricity bill), sinks don't drain (probably cheaply built), toilets don't flush right (takes 2-3 times), every time someone comes into the parking area the gate is so loud your entire place rattles (with a boom-bam-bow), maintenance is understaffed and overworked, not enough storage area... and to top it off, a couple of registered sex offenders live there (you can check this at the Megan's law website online).
Now for the good points... the staff is very kind, the maintenance folks are TERRIFIC (they should be paid more!!!), the grounds are very nicely kept and the place looks great. The people we've met who live there are for the most part very nice (give or take a few noisy-at-times students). The pools and weight room are very nice and nicely maintained.
The net-net is that ESSEX, the management company behind these units built these things C-H-E-A-P!!! They used cheap materials throughout and cut corners wherever they could. But they did make it look nice, both inside and out. Too bad they skimped on things when building the units... it would have solved several of the problems we experienced.
As for the neighborhood... too bad these units are located here. The neighborhood is transitional, but with a bit of an uneasy feeling. You feel safe, but kind of, not really. A lot of rice-burner cars zip by with music blaring loud-- packed with folks who probably don't hang-out in the more affluent neighborhoods (if you know what I mean). More times than I could count, cars loaded with gangbangers would drive by slowly, RAP blaring, scoping out the neighborhood. It doesn't give you the very best feeling. But then again, this IS San Jose... uggh.
I hope this review helps. I just think for the money, there are places that are far superior in quality, located in better neighborhoods.
