Original post 8/21/2006: Okay, besides the overpriced rent for the market, thin walls, small kitchens, A/C that doesn't work, registered sex offenders, dog poop everywhere, loud and stinky food truck business and stinky brewery nearby, no parking, slimy pools, and RUDE, SELF-ABSORBED, CARES NOTHING FOR RESIDENTS property manager, Jackie, this place is ghetto! You drive by and there are thugs and "street walkers" hanging out. You walk by them and they look you up and down. Totally uncomfortable feeling. I feel like I can't walk around the neighborhood.
Please read the other negative reviews because they are so true. Just because there are some positive reviews, do you really want to take the chance that you could get screwed' Also, look at how frequent the bad reviews have been coming out lately. That indicates poor management.
Be careful in shopping here!!!

Okay, a little background: I lived at the Esplanade from 04-06 and posted a scathing review titled "Bottom line...Ghetto" on 8/21/06 (please review). Since I've moved, I've noticed that San Jose as a whole has a mix of incomes and peoples throughout the communities. So I'm a little less angry about the shady people that were hanging around the Esplanade when I lived there because I'm still experiencing that where I live now. I'm still upset that the Esplanade seemed to allow bad residents to move in, though.
On the issue of the deposit. I agree with all the residents who have posted in the last couple of months. I got screwed on my deposit as well. And while it's nice that the property manager posted the above, I don't believe a word of it. She admits to wear and tear on carpets but then tells you that she charges you a prorate of the "life of the carpert." Come on! That's ridiculous. Just because a carpet has a 5 yr, 10 yr manufacturer's warranty or life span doesn't mean that's legitimate or practical. I was also charged for painting, which is ridiculous (also a case for normal wear and tear). I also did the pre-inspection and got screwed. It's a big joke and a racket. They will keep your money. And I don't care what pictures of bad apartments they have in their office files, that doesn't excuse screwing everyone else.
My suggestion is to pay a professional, bonded cleaning crew (spend the $300 or whatever) and have them clean the apartment. Keep the receipt and take pictures. Use this against them!
Also, I don't take stock in the "kids in the office" comments with regards to the deposits, because age doesn't matter in this case. The previous property manager treated me the same way. It's the policies in place brought on by Essex that are the problem.

This place is TERRIBLE. We were sent a very threatening letter from their collection agency stating that we owed them money after our move-out. I paid the damn money the day after we got the bill! When I called them about this matter, they were like "oh, sorry, just disregard the letter" and then they hung up the phone, not even letting me explain anything. Craptacular service!
